Superintendent II - Multifamily/Student Housing Construction Landmark Properties, Inc. is seeking Traveling Superintendents to join our team. Superintendents are based on the project site and in temporary construction trailers/offices close to the site. This role reports to the Lead Superintendent and has Direct Reports including a Field Engineer and an Assistant Superintendent. Responsibilities

Attend and participate in pre-construction meetings to establish a plan for smooth transitions between estimating and project management to the field. Understand and enforce all aspects of the contract documents and their obligations to the project including scope and schedule of work for assigned trades for completeness, constructability, and verification. Schedule and expedite the delivery of materials, tools, and equipment needed for the project to ensure availability according to the work schedule with the project management team. Coordinate, direct and monitor the activities of the subcontractors and suppliers including all aspects of safety and quality by holding regularly scheduled subcontractor coordination meetings. Assist the Lead Superintendent with: managing and maintaining the project schedule; developing, managing, and forecasting labor, equipment, and material budgets; establishing requirements and procuring temporary construction services. Execute all aspects of the project field operations including permits, risk management, miscellaneous duties, scheduling, cost control, issue resolution, meetings, reporting and document control, site logistics, contractual correspondences, RFI, safety, quality, field support, commissioning, punch list and owner closeout. Plan and obtain necessary hoisting for the project. Schedule and chair pre-construction meetings with subcontractors to prepare them for upcoming work. Maintain an up-to-date daily log documenting progress and any problem areas affecting timely completion. Coordinate tests, inspections, and punch list activities; ensure corrections are made and records are kept; resolve disputes as needed. Develop direct reports by monitoring performance, providing evaluations, mentoring, and promoting positive project morale. Attend meetings as necessary. Education & Experience

A minimum of 7 years’ experience in residential and mixed-use building construction. Bachelor’s degree in Construction Management, Engineering, Building Science, Architecture, Business Administration or relevant major preferred. Scheduling & Job Cost software preferred (P6/ Primavera, Microsoft Project, Procore, Prolog, etc.). Minimum 3 years of direct supervisory experience. Preferred Knowledge, Skills, & Abilities

Ability to read and interpret blueprints, drawings, plans, and financial reports. Strong analytical and problem-solving skills. Ability to prioritize work, retain accuracy, and meet project deadlines. Strong organizational skills with an attention to detail. Capable of leading, training, and encouraging a staff of project management professionals. Positive and collaborative attitude with strong interpersonal skills. Work Environment
