Key Purpose
– The Building Engineer reports directly to the Site Operations Manager to ensure all facility‑related equipment is maintained to the highest standards in the Hard Services line. The role partners with the Site Operations Supervisor and Hard Service team to promote collective success across all service lines (hard, soft, and operational) and embodies the OneISS methodology of facility operations. Core functions involve solving complex integrated and multi‑system maintenance and repair of a building’s shell, core, and equipment, executing preventative and reactive maintenance programs, and resolving immediate operational or building safety concerns.
Core Functions
– The Building Engineer performs complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Working under limited supervision, the engineer monitors building system operations and performance, and completes self‑performance of specific or several trade skills such as carpentry, plumbing, electrical, painting, roofing, refrigeration, heating, and cooling. The engineer is a client point of contact, responding to escalations and communicating professionally.
Key Areas of Collaboration and Influence
Support the Technical Services Team and report to the Site Operations Manager
Communicate effectively with colleagues within the Business Unit and across the company; participate in project groups and meetings as required
Ideal Candidate Experience
5+ years in Operations & Maintenance, Construction, Facilities Maintenance, and/or Building Engineering
High school diploma or vocational/trade school/college
EPA Universal/608 Certification
Strong knowledge of Work Order Control procedures and CMMS time management
Experience with subcontractor and vendor contract management
Experience managing KPI’s as provided by Site Operations Manager
Ability to use specialty hand tools, diagnostic tools, and maintenance shop practices at the Journeyman level (Electrical and Mechanical Equipment systems)
Basic computer proficiency (Word, Outlook, CMMS, Smartphone Systems)
Works independently and as part of a team with strong communication & interpersonal skills
Key Accountabilities
Perform inspection, maintenance, and repair of mechanical, electrical, plumbing, control systems, and HVAC
Refrigerant handling for HVAC repairs
Minor electrical tasks (bulb, ballast, troubleshooting)
Plumbing fixture/drain repair and maintenance
Inspect and prevent maintenance of café/kitchen equipment
Maintain elevators, fire life safety, and UPS systems
Access door and overhead door repair/adjustment
Keep CMMS system up to date with accurate data on assets and maintenance programs
Inspect and diagnose problems using blueprints, OEM manuals, and parts catalogs
Partner with contractors and vendors for safe and effective maintenance; ensure safety procedures and escorting protocols
Provide data for reports, equipment evaluations, or scope of work for outside contractors
Direct equipment and system operational modifications (critical switching, lockout/tagout, safe working area) to minimize risk
Follow 5S principles for organization of front‑of‑house and back‑of‑house spaces
Order supplies for PM’s and RM’s; manage tool crib inventory to meet SLA uptime
Obtain and compare estimates for outside vendor work
Adjust doors and closers; repair T‑bar drop ceiling grid and replace ceiling tiles
Perform visual roof inspections and make minor repairs
Carry out general maintenance tech duties assigned by Site Operations Management team
On call (first line of support) to address escalations or emergencies per schedule
Handle customer complaints professionally, appropriately, and timely
Comply with all ISS and client EHS requirements
Must possess a valid state driver’s license; may need to travel within a specific metropolitan region
Physical Demands & Work Environment

Lift, carry, and set down up to 50 pounds
Work days, nights, weekends, and/or holidays as needed
Bend or stoop frequently
Work at heights on mobile or stationary platforms
