Maintenance Supervisor

Plan, schedule, and supervise the maintenance staff in the performance of daily activities including maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections of the property, correct unsafe practices or situations and train all maintenance staff in the proper handling of chemicals, supplies and equipment. Participate in department or regional meetings and community events; lead safety and department meetings with staff members. Coordinate with vendors and contractors for installation, maintenance and repair work. Maintain the department budget; ensure projects and scheduling fall within budgetary guidelines. Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors; inspect vendor work for quality and conformance to specifications and cost requirements. Purchase/order maintenance supplies, materials and appliances efficiently and cost-effectively; maintain inventory. Ensure service requests are appropriately assigned and completed within required time frames. Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards. Maintain and update all assigned service requests using Yardi Mobile until completion and closure. Troubleshoot and train maintenance staff on trades (e.g., electrical, plumbing, HVAC, fire alarms, carpentry) to assess function and recommend repairs or replacements. Adhere to safety policies and ensure a safe environment for all employees; comply with OSHA and applicable laws and WBPC SOPs. Ensure all maintenance projects meet WBPC quality standards and safety requirements. Qualifications

Minimum of 5 years related maintenance experience; property management experience preferred. Proven ability to supervise and lead a large team. Advanced understanding of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. HVAC and EPA certifications preferred. Effective communication with management, partners, subordinates, vendors, or residents; ability to give and receive work direction. Proficient with small hand and electrical tools and basic trade repair. Basic computer skills (mobile device and PC). A valid license may be required for this role. Must be available for regular on-call work and emergency calls; may require off-hours and overtime. Must be able to lift up to 50 lbs. Benefits
