Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. This role works alongside the Community Manager to oversee staff and vendors and ensure the property’s upkeep.
Essential Duties & Responsibilities
Maintain daily onsite presence and coordinate resident/management requests and work orders.
Ensure all repairs and replacements in community common areas and units are completed.
Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
Implement a preventative maintenance program to extend the life of the property and reduce future repairs.
Maintain a well–organized and properly stocked maintenance shop, complying with safety and OSHA guidelines.
Enforce the hazard communications program and promote safe work practices.
Participate in unit inspections and assist with general upkeep, cleaning of office, common areas, and model units.
Serve on‑call emergency response for the community.
Plan and utilize property resources, equipment, and supplies economically, obtaining bids from vendors and contractors.
Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Supervise, train, and schedule maintenance staff; monitor daily work progress and provide coaching.
Contribute to employee performance evaluations and ongoing staff development.
Provide excellent customer service, monitoring service‑request turnaround and responsiveness.
Maintain consistent resident relations and enforce community policies.
Education / Experience
High School Diploma or Equivalent.
Must hold EPA & CPO certification; HVAC certification is desired.
Basic computer skills and knowledge of property‑management software.
Familiarity with Fair Housing Laws and OSHA requirements.
Physical Requirements MS @ Small – Mid‑Sized Properties with smaller staff: requires frequent movement across work sites, use of hand tools, lifting, standing or sitting for prolonged periods, working overtime, weekends, and on‑call nights. Exposure to outdoor weather, hazardous chemicals, and work in tight spaces.
MS @ Large‑Sized Properties with large staff: similar requirements with added emphasis on lifting 100 + lbs, operating motor vehicles, and extended on‑call duty.
License / Equipment
Reliable transportation required for emergency on‑call duties.
Salary Range : $21 per hour to $22 per hour
Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer match, paid sick days, and holidays. Additional compensation may include commissions and performance bonuses.
