Job Title:

Apartment Maintenance Supervisor – Affordable Community, Vista Breeze, 119 units, Miami, FL.

Job Type:

Full-Time.

Job Description Summary The Maintenance Supervisor leads and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands‑on community maintenance, overall inspection, repair, and general maintenance of common areas and other interior/exterior areas.

Responsibilities

Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs.

Coordinate and complete resident work orders within 24 hours.

Complete regular community inspections.

Ensure that all market‑ready apartments are prepared for move‑in.

Perform on‑call emergency service as required.

Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units.

Perform various preventative maintenance functions and record findings in maintenance logs and/or property management software system.

Work with Property Manager maintaining and monitoring Budget Control Log.

Confirm with Property Manager that contractors have completed insurance requirements before performing work.

Understand and comply with Fair Housing Laws and Standards.

Monitor shop inventory to ensure productivity.

Complete supply orders in accordance with the annual operating budget.

Requirements

High School diploma, or GED equivalency, and minimum of 2–4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.

EPA I or II, Universal or HVAC certification is required.

CPO Certification is a plus, and experience maintaining pools is required.

Thorough understanding of electrical, plumbing, and HVAC systems.

Previous experience with preventative maintenance, vendor relations, and organizing work orders.

Experience with Onesite, Yardi, or other property management software is a plus.
