Maintenance Management: coordinate, schedule, and respond to resident/management requests and work orders; oversee maintenance of community common areas and units; inspect grounds, buildings, and other features daily; maintain a preventative maintenance program; ensure a well-organized maintenance shop; maintain records of service requests, preventive maintenance, and make-ready status. Personnel Management: supervise, train, and schedule maintenance staff under the direction of the Community Manager; monitor progress and provide training and coaching as needed; participate in employee performance evaluations. Customer & Resident Relations: manage customer service quality, monitor service request turnaround, and uphold a positive image of the community; enforce community policies. Education/Experience
High School Diploma or Equivalent EPA & CPO certification required; HVAC certification desired Ability to understand and perform all on-site software functions; basic computer skills Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
MS @ Small – Mid Sized Properties with smaller staff Regular movement between worksites; ability to work overtime, weekends, and night hours on-call for property emergencies; ability to lift and move objects and operate tools and equipment MS @ Large Sized Properties with large staff Regular movement between worksites; ability to work overtime, weekends, and night hours on-call for property emergencies; ability to lift and move objects and operate tools and equipment License/Equipment
Must have reliable transportation due to the emergency on-call requirement Salary
$28 per hour to $33 per hour
