Overview
Maintenance Supervisor role at Evergreen Real Estate Group. This position is primarily responsible for maintaining the physical integrity of the community at all times and for ensuring a safe and secure living environment for residents, visitors and staff.
Essential Duties And Responsibilities
Performs maintenance and repair tasks personally or delegates to maintenance and/or janitorial staff.
Oversees and occasionally inspects work performed by staff.
Manages the work order system for handling resident service requests; corrects situations within 24 hours when possible.
Ensures that all make-ready repairs and services are completed correctly and on schedule.
Schedules maintenance personnel in conjunction with the Property Manager for emergency coverage, 24/7.
Troubleshoots maintenance problems and makes recommendations for correction.
Procures bids for outside contractors or repair vendors and monitors work completed.
Assigns and documents resolutions to work orders and provides information for work order status reports and capital improvements.
Reviews maintenance-related contracts with the Property Manager and maintains records of contract dates and cancellation requirements.
Assists in keeping grounds neat and free of litter; performs grounds maintenance as warranted.
Maintains awareness of the condition of physical property and corrects unsafe conditions promptly.
Maintains records regarding preventive maintenance, work orders, expenditures, and make-ready status.
Schedules and performs routine maintenance on equipment; maintains tools and inventory of spare parts and materials.
Conducts safety meetings; maintains and communicates HAZCOM standards; keeps MSDS sheets current.
Ensures knowledge of laws and EPA and OSHA regulations governing hazardous materials; assists in monitoring safety hazards.
Instills a safety-first attitude among maintenance staff and other employees; trains staff on proper use of safety items and equipment.
Coordinates with the Property Manager to hire/terminate, supervise, coach, and conduct disciplinary action as needed.
Conducts new hire orientation and ongoing development and training; establishes expectations and evaluates performance.
Ensures proper maintenance staffing and site coverage at all times; coordinates payroll for maintenance and janitorial staff.
Assists the Property Manager in implementing and enforcing HR-related tasks and policies.
Attendance Must be punctual and meet performance requirements, including attendance standards and deadlines.

Supervisory Responsibilities Directly supervises all Maintenance and Janitorial staff. Responsibilities include interviewing, hiring, training, assigning and directing work, appraising performance, rewarding and disciplining employees, and addressing complaints.
Qualifications To perform this job successfully, the following are required or essential:
Education And/Or Experience High school diploma or GED; and three to five years related experience and/or training; or equivalent combination of education and experience.
Language Skills Ability to read and interpret safety rules and operating instructions; write routine reports and correspondence; speak effectively before groups of customers or employees.
Computer Skills No computer skills needed.
Certificates, Licenses, Registrations
Trade school certificates in HVAC, electrical and plumbing
Certified Apartment Maintenance Technician (CAMT)
Valid state driver’s license and automobile insurance coverage
Other Skill, Abilities, And Qualifications
Ability to perform duties under pressure and meet deadlines.
Effective communication with residents, vendors, and staff.
Ability to inspect property, grounds and apartments.
Ability to work in a fast-paced, customer service-oriented environment.

Must be available for on-call rotations, weekends, and emergencies as needed.
