About the Position We’re looking for a talented maintenance supervisor who will be responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations.

The maintenance supervisor is responsible for ensuring compliance to the company risk management program and has financial responsibilities for contributing towards and adhering to the property budget.

Responsibilities

Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards are met.

Review and track progress of service requests and identify chronic maintenance issues.

Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.

Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.

Perform general carpentry duties: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.

Perform preventative maintenance on siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.

Maintain accurate work order systems; verify all orders are completed to company standards and resident satisfaction.

Inspect property grounds, buildings and common areas to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement.

Assist with management of property emergencies such as inclement weather, fires and floods.

Communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.

Promote safety and risk management in accordance with local, federal, state and company rules and regulations.

Help monitor response times for emergency calls; perform on‑call shift as necessary.

Promote customer satisfaction by maintaining cleanliness and curb appeal, and interact courteously with residents.

Foster a positive relationship with residents, other properties and associated agencies.

Conduct pre‑move‑in and post‑move‑out inspections and ensure timely completion of quality unit turns.

Act as mentor to the maintenance team.

Maintain a professional appearance and demeanor at all times.

Administer the company risk management program.

Complete special projects as assigned by maintenance supervisor and/or property manager.

Solicit suppliers and contractors when work is necessary and monitor compliance with company policy.

Ensure team and property are compliant with company, ownership, state and federal policies and standards.

Walk property weekly with leadership to collaborate on challenges and operations.

Maintain maintenance costs within allotted property budget and provide input on future budgets.

Other duties as assigned by property leadership.

Education and Experience

High school diploma or equivalent is required.

At least three years of experience in the property management industry or directly related field.

Possess general maintenance and carpentry skills.

Skills and Requirements

Must maintain a valid driver’s license, clean driving record and current auto insurance.

Ability to read, write and understand English.

Ability to use general office equipment such as telephone, fax machine, printer, copier and key‑track system.

Excellent customer service and interpersonal skills with ability to relate to others.

Strong organizational and time‑management skills.

Ability to multi‑task.

Basic mathematical skills.

Ability to cope with and defuse situations involving angry or difficult people.

Maintain confidentiality.

Professional appearance and compliance with uniform policy.

Compliance with all safety requirements.

Complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
