Overview
Leisure World of Maryland Corporation (LWMC) is the property management company for Leisure World of Maryland, a private, age-restricted community comprised of 29 community associations representing over 5,600 homes and extensive Trust operations, located in Silver Spring, Maryland. We are seeking a Carpenter (Journeyman) to work a full-time schedule for 40 hours per week.
Position
Job Title: Carpenter (Journeyman) Employment type: Full-time Schedule: Monday through Friday, 8:00 am to 4:30 pm Starting Pay Rate: $27.00 – $30.00 per hour based on experience Benefits: Medical, Dental, Vision, Life, LTD, and 401(k)
Responsibilities
Inspecting, constructing, installing, altering, repairing and maintaining woodwork and other related structures using carpenters hand tools and power tools. Work in cooperation with other LWMC trades and outside vendors to ensure that all specifications, regulations and policies are met and projects are completed efficiently. Construct, install, alter, repair and maintain doors, drywall, locks, countertops, shelves/partitions, fences, flooring and other related repairs or installations not involving electricity or plumbing. Review building plans and specifications and inspect structures to assess material and equipment needs. Identify required tools and equipment for jobs; use and maintain a variety of hand and power tools; keep tools clean and properly stored. Verify the trueness of structures and use plumb bob and level. Shape or cut materials to specified measurements; assemble and fasten materials to form frameworks, floors and other wooden fixtures. Build or repair cabinets, countertops, doors, frameworks, floors and other related fixtures using woodworking machines and hand/power tools. Erect scaffolding and ladders as needed; remove damaged parts and repair or replace as required. Finish surfaces of woodwork or wallboard; apply paints, stains or varnishes; protect surrounding surfaces during finishing work. Adhere to all building codes, installation requirements and relevant regulations. Maintain a clean, organized and stocked work area and vehicle; document time spent on jobs; take before/after photos when completed; prepare invoices as required and maintain job logs. Communicate professionally with customers; ensure work orders are completed and submitted within 24 hours of completion; strive for customer satisfaction on every job. On-call after regular business hours and weekends on a rotational basis and be available for emergency maintenance and repairs. Follow safety procedures, wear protective gear, and follow MSDS guidelines as necessary; ensure proper disposal of hazardous materials.
Qualifications
Current valid drivers license with a clean driving record High School diploma or GED required 5 or more years of experience in the carpentry trade (residential or commercial) Ability to read and interpret blueprints and building plans/specifications; knowledge of carpentry techniques, materials and tools Ability to work cooperatively with other trades and vendors; strong communication and customer service skills Ability to maintain inventory and manage time effectively
Knowledge, Skills & Abilities
Ability to read and interpret blueprints and building plans/specifications Knowledge of various woods, materials and carpentry techniques Safe operation of carpentry tools and equipment Ability to work with minimal supervision and as part of a team
Physical Requirements
Entering and exiting the work vehicle; loading and unloading equipment and materials Driving and safe operation of a motor vehicle Work performed while standing, walking, bending, squatting and climbing Ability to lift, carry, push or pull up to 75 pounds Exposure to dust, fumes and varying temperatures; ability to communicate effectively using speech, vision and hearing
