The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. The Maintenance Supervisor works with the Community Manager to oversee staff and vendors to maintain the property. Essential Duties & Responsibilities
Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions Manage and order maintenance supplies within the budget set by the Community Manager Maintain a preventative maintenance program to extend the life of the community Maintain an organized maintenance shop and adhere to safety standards and OSHA guidelines Maintain hazard communications program; promote safe work practices Participate in unit inspections as requested Oversee essential control of the community Maintain records regarding service requests, EPA/OSHA standards, preventative maintenance, and make-ready status Assist with upkeep and cleaning of office, common areas, and model unit Participate in on-call emergency coverage at the community Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors) Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Personnel Management
Under the direction of the Community Manager, supervise, train, and schedule maintenance activities Check progress daily; provide immediate assistance and instruction as needed Provide input on employee performance evaluations Ensure staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance through leadership Customer & Resident Relations
Maintain excellent customer service and monitor service request turnaround Project a favorable image of the community to achieve objectives Ensure consistency in dealing with residents on all matters Enforce community policies as delegated Education/Experience
High School Diploma or Equivalent EPA & CPO certification required; HVAC preferred Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regular movement around the site to accomplish tasks; ability to work overtime, weekends, and on-call emergencies Ability to operate tools and equipment, lift and move objects Exposure to outdoor elements and hazardous chemicals; ability to work in various environments Prolonged standing or sitting when required License/Equipment
Must have reliable transportation due to the on-call requirement Salary
Salary Range: $20 per hour to $25 per hour This job description is not all-inclusive and may be modified at any time.
