The Role
The Project Manager manages all facets of a construction program, including development, coordination, and implementation of a program schedule to ensure projects are completed on time, within budget, and with expected quality. The Project Manager serves as a leader of the construction program, liaising between team members and clients on all matters. The value of projects varies by contract type and overall complexity, and in general the position oversees projects ranging from $2,000 to $1,000,000 each or $3,000,000 annually. Qualifications
4+ years’ experience in the construction industry with a commercial or industrial general contractor
Previous experience managing and coordinating multiple projects, subcontractors, and vendors simultaneously
Experience with civil/site work, site utilities, and structures is a plus
Proficient in producing detailed fixed price estimates; ability to use RS Means or other published unit price books to produce detailed line-item estimates
Possess effective negotiating skills
Resource management; to include operations support staff, vendors, subcontractors, and time
Must demonstrate a strong ability to:
Adapt and be flexible to frequent changes in a fast-paced work environment; demonstrate integrity consistent with Centennial’s core values
Collaborate and work effectively in a team environment with people of various backgrounds and styles
Strong verbal and written communication skills, including clear, concise, and professional presentation of information
Adapt to the constantly evolving world of technology, design, means and methods, systems may include but not limited to: Microsoft Office suite, ProCore, Adobe, and BlueBeam
Mentor and train assistant-level operations team members
Bachelor’s degree in Construction Management, Engineering, or related field desired but not required
Experience managing healthcare construction projects highly desired
Most projects for this position are located in Northern Virginia and the DC Metropolitan Area
Responsibilities
Project Management: Create and manage budgets; communicate effectively with all team members, including subcontractors and clients; ensure delivery-order execution in accordance with contract requirements; develop and review SOW through site visits, existing conditions, and client needs so project requirements and expectations are clearly defined; negotiate with clients and subcontractors as necessary; coordinate project closeout, obtain required documentation, assist in pre-final inspections and As-Built drawings
Estimating: Prepare estimates based on technical specifications, SOW, and drawings; perform quantity take-offs for each job order; enter line items into Unit Price Book software using RS Means or other line-item estimating tools; develop pricing for non-scheduled line items
Subcontractor Management: Solicit proposals from at least three vendors and/or subcontractors; evaluate proposals for compliance with SOW; negotiate delivery order subcontractor agreements; coordinate subcontractor buyout, site visits, and track proposals
Scheduling: Develops and maintains project schedules with superintendents for use by customers and subcontractors
Business Development: Contact new and existing customers to discuss needs and understand potential framework agreements, propose solutions, identify improvements, enhance customer service and retention, and grow business
Safety: Ensure compliance with Centennial’s Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, USACE EM385.1.1, etc.)
Travel: Responsible for driving between project sites that are often miles apart or far from the assigned office location. Occasional travel may be required.
Work Environment and Physical Demands: Duties are performed in an office environment with site visits to under-construction areas; may involve various weather conditions. The following physical demands are representative: ability to walk varying terrain; sit, stand, walk, talk and hear; use hands to finger, handle, or feel; occasional climbing, balancing, stooping, kneeling, squatting, or reaching; frequent lifting up to 10 pounds and occasional lifting up to 25 pounds; vision requirements include close, distance, color, peripheral, depth perception, and ability to adjust focus.
