The Role The Senior Project Manager is responsible for the day‑to‑day management, coordination, and control of several projects and/or contracts. He or she serves as the primary leader of the construction program, liaising between team members and clients, and may have direct reports. Projects range from $2,000 to $500,000 each or $1,500,000 annually. The role also serves as the Senior Site Representative (SSR), responsible for managing the area of responsibility and providing signature authority as applicable.

Qualifications

7+ years' experience in the construction industry with a commercial or industrial general contractor

Extensive experience managing and coordinating multiple projects, personnel, subcontractors, and vendors

Proficiency in producing detailed fixed‑price estimates using RS Means or other published unit‑price books to create detailed line‑item estimates

Extensive knowledge of construction means and methods

Effective negotiating skills

Must demonstrate a strong ability to:

Adapt and be flexible to frequent changes in a fast‑paced work environment

Demonstrate integrity consistent with Centennial's core values

Collaborate and work effectively in a team environment with people of various backgrounds and styles

Strong verbal and written communication skills, to include clear, concise, and professional presentation of information

Adapt to the constantly evolving world of technology, design, means and methods, systems such as Microsoft Office suite, ProCore, Adobe, and BlueBeam

Mentor and train team members

Bachelor's degree in Construction Management, Engineering, or related field highly desired

Responsibilities

Project Management:

Plans, coordinates, and manages all facets necessary to complete projects within budget, on time, and with quality; manages projects in accordance with contract requirements and Centennial systems; responds to contract agreements, instructions, and inquiries; enforces Quality Control Plan and implements Site Safety; attends pre‑construction, progress, and other project meetings; provides minutes; attends pre‑issuance site visits; manages development of detailed scope of work; reviews proposal scope, specifications, and drawings; manages development of work packages; reviews and approves proposals; manages project close‑out including documentation, inspections, and As‑Built drawings.

Estimating:

Performs independent review of estimates based on technical specifications, scope of work, and drawings; conducts detailed quantity take‑offs; enters line items into on‑site computer system with unit‑price book software; confirms necessary line items included.

Subcontractor Management:

Coordinates subcontractor buyout; arranges and attends site visits; tracks proposals; ensures compliance with project requirements; negotiates with subcontractors; approves agreements; manages submittal process.

Scheduling:

Establishes and maintains project start, progress, and completion schedules; uses schedule, RFI and submittal logs, cost information, and status meetings to ensure timely and profitable completion.

Business Development:

Contacts new and existing customers to discuss needs; assesses framework agreements; proposes solutions, identifies improvements, enhances customer service and retention, and grows business; assists proposal and business development departments.

Safety:

Ensures compliance with Centennial's Health, Safety, Environment and Quality (HSEQ) guidelines and local requirements (OSHA, USACE EM385.1.1, etc.).

SSR Specific Duties

Personnel Management:

Manages overhead and general conditions costs; oversees staffing levels and requirements; manages all aspects of personnel management, including performance evaluations, development plans, recruiting, hiring, and promotion; promotes company policies and diversity and inclusion initiatives.

Financial Management:

Prepares yearly budgets and monthly revenue forecasts; manages monthly revenue and margins; ensures financial requirements are attained; generates, reviews, and approves monthly project cost reports to manage cash flow and under/over billings.

Responsible for driving between project sites that are often miles apart or miles from the assigned office location.

Occasional travel may be required.

Performance of the required job duties will be in an office environment along with visits to sites under construction which may include various weather conditions.

Physical Demands

The ability to walk terrain and surfaces that may be far, uneven, or temporary.

The ability to regularly sit, stand, walk, talk, and hear.

The ability to frequently use hands to finger, handle or feel.

The ability to occasionally climb, balance, stoop, kneel, squat, or reach.

The ability to frequently lift and/or move up to 10 pounds and occasionally up to 25 pounds.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
