Oversee and perform technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Supervise up to 5 employees and assist with developing the budget for regular repair and maintenance and capital expense. Delegate and complete resident work orders in a timely manner; assist with making-ready processes for vacant units, including pre-move-out inspections, punch lists, scheduling vendors, obtaining supplies, and inspecting completed work. Manage outside vendors and follow up on warranties by email and phone. Develop standards for cleanliness and overall appearance of the property; maintain grounds, amenities, building exteriors, markets-ready unit interiors, breezeways, signage, and common areas to reflect Greystar standards. Conduct periodic inspections of work performed by team members and contractors to ensure quality; implement corrective action as needed. Maintain adequate inventory of spare parts and maintenance materials; coordinate with the Community Manager to stay within budgetary guidelines. Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Support cost-saving and expense-control programs by fixing rather than replacing parts when possible; practice efficient use of tools and materials. Lead safety initiatives, conduct regular safety meetings, ensure MSDS sheets are current, and stay compliant with OSHA and related safety requirements. Provide strong customer service by communicating effectively with residents and team members, addressing questions and concerns promptly. What we are looking for
Vast maintenance management experience in multifamily housing. Knowledge of hot water heater repair and maintenance and basic carpentry; knowledge of roofing types (shingle, BUR, membrane, EPDM) preferred. Proficient in safe use and maintenance of hand tools, power tools, and mechanical equipment. Proficient in MS Office Suite and property management software (Yardi/OneSite); high level of professionalism in manner and dress.
