Building Engineer

Hourly pay range: $44.00 to $48.00 per hour.
Work hours may include evenings, weekends, and/or holidays.

Key Purpose The
Building Engineer
reports directly to the Site Operations Manager to ensure all facility‑related equipment is maintained to the highest standards in the Hard Services line. The Building Engineer partners with the Site Operations Supervisor and Hard Service team to promote collective success across all service lines (hard, soft, and operational) and embodies the OneISS methodology of facility operations.
Core functions involve solving complex maintenance and repair of a building’s shell, core, and equipment, driving optimization and maintenance of facilities, executing a best‑practice preventive and reactive maintenance program, and resolving immediate operational and/or building safety concerns.
The Building Engineer utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds, monitoring building system operations and performance, and completing self‑performance of specific trade skills such as carpentry, plumbing, electrical, painting, roofing, refrigeration, heating, and cooling. The Building Engineer is also a point of contact for the client and must respond to escalations in a professional manner.
Key Areas of Collaboration and Influence
Support the Technical Services Team and report to the Site Operations Manager.
Communicate effectively with colleagues within the Business Unit and across the company, participate in project groups and meetings as required.
Ideal Candidate Experience
5+ years in Operations & Maintenance, Construction, Facilities Maintenance and/or Building Engineering roles.
High school diploma or vocational/trade school/college required.
EPA Universal/608 Certification.
Strong knowledge of work order control procedures and time management within CMMS systems.
Experience with subcontractor and vendor contract management.
Experience managing key performance indicators as provided by the Site Operations Manager.
Capability to use specialty hand tools, diagnostic tools, and knowledge of maintenance shop practices at the Journeyman level (Electrical and Mechanical Equipment systems).
Basic computer proficiency (Word, Outlook, CMMS Systems, Smartphone Systems).
Ability to work independently and as part of a team, with strong communication and interpersonal skills.
Key Accountabilities
Perform inspection, maintenance and repair of mechanical, electrical, plumbing, control and HVAC systems.
Handle refrigerant for HVAC repairs.
Conduct minor electrical tasks including bulb replacement, ballast replacement, and troubleshooting.
Repair and maintain plumbing fixtures and drains.
Inspect and maintain café/kitchen equipment.
Support elevators, fire life safety systems, and UPS units.
Repair or adjust access doors and overhead doors as required.
Maintain accurate CMMS records for assets and maintenance programs.
Diagnose problems using blueprints, OEM repair manuals, and parts catalogs.
Coordinate with contractors and vendors, ensuring safe site access and proper safety precautions.
Provide data for reports and equipment evaluations; scope work for outside contractors.
Direct equipment and system modifications such as lockout/tagout and safe work area set‑up.
Apply 5S principles for organization of front‑of‑house and back‑of‑house spaces.
Order supplies for preventive and reactive maintenance; manage tool crib inventory.
Obtain and compare vendor estimates.
Adjust doors and closers, repair T‑bar drop ceiling grid, and replace ceiling tiles.
Perform visual roof inspections and minor repairs.
Complete general maintenance duties assigned by Site Operations Management.
Serve as on‑call first line of support for escalations or emergencies per schedule.
Handle customer complaints professionally and timely.
Comply with ISS and client EHS requirements.
Hold a valid state driver’s license; may be required to travel by car within a specific metropolitan region.
Physical Demands & Work Environment
Prolonged walking or standing.
Ability to lift, carry, and set down 50 pounds.
Work days, nights, weekends, and/or holidays as needed.
Perform bending or stooping frequently.
Work at heights on mobile or stationary work platforms.
