Title Agent II – Chattanooga TN / Knoxville TN / Jackson TN
HDR, a leading player in right‑of‑way and infrastructure projects, invites experienced Title Agents to join our team in Tennessee. The role focuses on title research, defect identification, and report preparation while supporting project delivery and junior staff development.
Responsibilities
Perform basic principles in reading, writing, retracing, and interpreting legal descriptions (parent parcel, metes and bounds, subdivision).
Review and identify title defects and curative requirements; bring matters to the attention of Project Manager, RES Agent, client, title manager, or underwriter as appropriate.
Prepare project reports and review title document packages.
Maintain accurate records of title research activities to ensure appropriate backup information exists.
Work closely with and at the direction of team members, including Project Managers, RES Title Agent 3 staff, RES Tech 3 staff, and RES Agent 3 staff.
Support RES Title Agent 3 with development and participate in training junior staff by providing insight and instruction regarding task completion and procedure.
Recognize when to escalates title issues to RES Agent and Project Manager.
Perform additional duties as assigned.
Preferred Qualifications
Degree or certification pertaining to right of way, title, paralegal, real property law, mortgage lending, or equivalent experience.
Prequalified or the ability to become prequalified with TDOT within 3 months.
Experience closing acquisition parcels and delivering warrants.
Current Tennessee notary, or ability to obtain notary within 3 months.
A minimum of 3 years completing title research from courthouse records and completing an associated report.
Required Qualifications
A minimum of 3 years experience with right of way, title, paralegal, real property law, or mortgage lending.
Must have ability to understand real estate documents such as appraisal, environmental, survey, deeds, easements, deeds of trust, mechanics liens, tax liens, judgments, court records, assessments, probates and other matters of record.
Excellent verbal and written communication skills.
Solid organizational and planning skills.
Specific industry regulatory knowledge a plus.
Database, ProjectWise and GIS familiarity a plus.
Proficient with MS Office Suite, Webex and Teams.
