Primary Function:

Provide Project Management services associated with tenant improvement and building renovation projects from planning phase, design, construction through final completion, close out and delivery to the client. Supports move and transition management as needed. Responsible for the day-to-day contact with and for the client and responsible for meeting project goals relative to budget, schedule and delivery on time. A business development mindset is a plus. Education:

A Bachelor\'s degree in Architecture, Engineering, Construction Management or related fields preferred, and 5+ years related experience in commercial real estate project management. Qualifications:

Strong organizational skills, responsivity, and initiative Meticulous, ability to handle multiple projects simultaneously, extremely professional, and customer service oriented Strong leadership and motivational abilities Exceptional verbal and written communication skills and the ability to interact with a wide range of people, such as clients and commercial office, retail, and industrial leasing professionals Software skills including Word, Excel, PowerPoint, Project, Primavera; positive attitude, team-oriented approach Solid understanding of the construction industry, terminology and design disciplines PMP or equivalent certification a plus Familiarity with technical assessments / sustainability practices Relationships:

Maintains relationships with associates and all other departments within the Company Maintains relationships with general contractors, designers, architects, suppliers, vendors, and others serving the Company or the project(s) Maintains relationships with clients, tenants, stakeholders Activities:

The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position. Project Management Oversee and manage projects from lease review, planning, and due diligence through test fitting, design, permitting, bidding, construction, FF&E procurement and installation, and move management Develop project budgets, monitor and ensure budgets are met Create and evaluate project schedules Prepare RFPs for construction services, evaluate bids, negotiate contracts Manage day-to-day operational aspects of a project and scope of work Oversee contractors and vendors, review change orders, review and process all project invoices Communicate regularly with internal and external clients as appropriate in order to ensure the delivery of high-quality services and desired end product Coordinate punchlist completion and reconcile Tenant Improvement Allowances Close out project documentation including invoices, warranties, O&Ms, and "as-builts" Advise corporate management on all perceived risks to the successful completion of the project, and obtain decisions and approval from management on changes to project scope, design, schedule and cost Set all project meetings – inclusive of any necessary stakeholders, contractors, vendors and consultants Facilitate dispute resolution Oversee document preparation (contracts, close-outs, punch lists, various records) Assist firm in elevating and expanding Project Management services Expectations:
