JOB SUMMARY: Under general supervision, manages and supervises

building maintenance, repair, inspection, construction, alteration, janitorial services,

and activities in the Facilities and Maintenance Department; performs related work as required. SUPERVISION EXERCISED: Exercises direct supervision over Facilities staff. Essential Functions: This class specification may not include all duties listed, nor do the examples cover all duties that may be performed. Design, manage, and coordinate facilities maintenance, improvement, and janitorial services; develop and implement service goals, objectives, policies, and priorities; assign projects and areas of responsibility; review and evaluate work methods and procedures; produce, review, and approve work programs, policy recommendations, and special reports to ensure consistent operations and achievement of Carson Nugget aims and objectives. Prepare, implement, and revise work plans to address ongoing facility maintenance needs; review capital improvement projects, analyze justifications to recommend priorities; provide leadership in developing Carson Nugget facility maintenance and improvement programs. Develop and administer the department's budget; forecast additional funds needed for staffing, equipment, materials, and supplies; monitor and approve expenditures; prepare and implement budgetary adjustments as necessary for efficient operations. Facilitate ongoing compliance with Carson Nugget development activities by resolving conflicts promptly through coordination of construction and improvement activities with staff, regulatory bodies, and other agencies; administer related contracts; prepare documentation for contractor selection and manage project work. Select, supervise, and evaluate personnel; establish performance standards; provide staff training; work with team members to correct deficiencies; implement corrective actions and termination procedures; train staff on proper equipment use, work methods, techniques, and safety standards such as OSHA. Verify work accuracy, methods, and standards compliance through periodic inspections; identify and address maintenance needs; maintain cleanliness of work areas, tools, and equipment. Receive work orders, determine priorities, and coordinate facility construction, maintenance, and janitorial activities with other departments and outside agencies. Ensure proper labeling and storage of cleaning supplies and chemicals; maintain Material Safety Data Sheets (MSDS); ensure proper use of cleaning supplies, chemicals, and equipment. Estimate time, material, and equipment needs; requisition materials; ensure timely ordering and receipt. Maintain manual and computerized records such as timesheets, purchase requisitions, and leave requests to ensure cost-effective operations. Respond to guest inquiries about casino promotions, events, and programs to assist guests and promote participation. Respond courteously to public inquiries within the area of assignment.
