Primary Duties and Responsibilities
Reporting to the Director of Health System Facilities, the Building Systems Manager-Healthcare is responsible for the service, preventative maintenance, repair, and documentation of building mechanical, electrical, plumbing, pneumatic tube, life-safety, and low-voltage systems across UCLA Health System facilities, including Ronald Reagan University Medical Center, Lynda and Stuart Resnick Neuropsychiatric Hospital, Santa Monica-UCLA Medical Center and MOBs, the 200 and 300 Medical Plaza MOBs, Tiverton House, UCLA West Valley Medical Center and MOBs, portions of the Center for Health Sciences (CHS), Edie and Lew Wasserman, 100 Medical Plaza, West Medical buildings, Community Clinics as needed, and other facilities as assigned. Job Qualifications
Bachelor’s Degree or equivalent experience in Mechanical or Electrical Engineering or related fields. Certified Healthcare Facility Manager Certificate. Minimum 10 years of experience interfacing with building automation systems (especially Siemens Apogee and Johnson Control Metasys), centralized HVAC systems (air handlers, chillers, boilers, pumps, steam systems, ducting, VRF systems), Nurse call and Overhead Page systems, Television Systems, and centralized medical gas and vacuum systems. Comprehensive knowledge of large HVAC system design and operation, gained over at least five years in a hospital setting (preferred). Knowledge of normal- and emergency power systems, including engine-generators, automatic transfer switches, and electrical switchgear. Proven management skills to oversee a team of approximately six service and operating engineers, an assistant manager, and a superintendent. Ability to effectively collaborate with a team of about 40 skilled tradespeople through direct interaction and management structures. Working knowledge of skilled craft trades, including HVAC, pneumatic tube, plumbing, fire alarm, building automation, and medical gas systems. Familiarity with applicable codes and standards such as TJC, Title 22, Title 24, NFPA, AAMI, AIA/FGI. Strong mathematical and accounting skills to manage departmental budgets and analyze variances. Excellent time management and project control skills, with proactive problem-solving to prevent operational disruptions. Exceptional interpersonal skills to foster trust and effective relationships across staff, nursing, management, and service providers. Knowledge of Human Resources principles for staff mentoring, counseling, coaching, training, evaluation, and discipline. Ability to operate confidently in a critical hospital environment and communicate complex technical issues clearly to non-technical stakeholders. Quick learner of building system architectures and operational challenges. Preferred Qualifications License or certification in Mechanical Engineering, Electrical Engineering, Architecture, or related fields. Knowledge of construction principles and practices. Proficiency with PC software including Microsoft Excel, Word, PowerPoint, Outlook, and AutoCAD or Bluebeam.
