Maintenance Supervisor - South End at Greystar. This role oversees and performs technical and mechanical work to ensure the community’s buildings, grounds, amenities, and common areas meet Greystar standards for cleanliness, appearance, safety, and overall functionality. Responsibilities

Assist and complete work orders from resident requests and routine upkeep by diagnosing defects, making repairs in compliance with policies, safety standards, and codes. Oversee and complete the make-ready process for vacant apartments, including pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing tasks, and inspecting work. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, and common areas to reflect Greystar quality. Periodically inspect work by service team members to assess policy effectiveness and develop corrective actions as needed. Inspect work by contractors and vendors to verify quality, scope, and specifications. Maintain inventory of spare parts and maintenance materials; coordinate with the Community Manager to stay within budget. Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assist Community Manager in developing the budget for regular repairs, maintenance, and capital projects. Support cost-control programs by repairing rather than replacing parts when possible and using tools and materials efficiently. Conduct regular safety meetings, ensure MSDS sheets are current, and stay up to date on OSHA and related safety requirements to ensure compliance. Provide strong customer service by respectfully addressing residents and team questions, handling maintenance concerns with urgency. BASIC KNOWLEDGE & QUALIFICATIONS

High school diploma, GED, or related experience/training. Experience in property management maintenance, building maintenance, or related trade. Own hand tools unless prohibited by state law; knowledge of safe use and maintenance of hand tools, power tools, and measuring devices. Ability to apply logical thinking to define and correct problems. Customer service and interpersonal communication skills to interact with residents, clients, and team members; respond courteously to questions and requests; stay calm when addressing issues. Ability to read, write, and communicate effectively; act as first point of contact for internal team and external visitors. Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred. Mathematical skills to perform basic computations for financial, administrative, and legal documents. SPECIALIZED SKILLS

EPA Type I and II or Universal certifications if working on sealed HVAC systems. All certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. TRAVEL / PHYSICAL DEMANDS

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Lift up to 25 pounds independently; up to 50 pounds with assistance. Local travel may be required for meetings or training; flexible schedule including evenings, weekends, and holidays. Hourly range: $34.00 - $37.00 Additional Compensation
