We are seeking a

Mechanical Shop Supervisor

(HVS) who plans, assigns routine and preventative maintenance tasks, and supervises 2 Assistant Supervisors (Plumbing and HVAC). The supervisor inspects the work of 25 technicians, Maintenance Mechanics and Plumbers, who perform maintenance and repairs using the CMMS system. The supervisor is responsible for the mechanical equipment installed in all buildings on the Homewood Campus, which comprises approximately 50 buildings and nearly 4,000,000 gross square feet of space. Each building has an independent HVAC and building automation system designed to maintain the building’s indoor environmental conditions. The Mechanical Shop Supervisor’s primary duties are carried out with considerable independence within established policies, procedures, and guidelines. The Supervisor develops unit goals and objectives and provides technical assistance and training to assigned staff based on extensive service trade knowledge in the HVAC and plumbing fields. Work and results are evaluated through CMMS (Maximo) data to determine success and efficiency of the department, including inspection and analysis of records, daily logs, completed work orders, and preventative maintenance and performance of equipment and systems. This position reports to the Director of Operations and Maintenance. Specific Duties & Responsibilities

Ensures budgeting guidelines are met; prioritizes shop expenditures to stay within budget and assists in the preparation of capital and operations budgets. Reviews, schedules, coordinates, and supervises the installation and maintenance of HVAC components and systems typically found on a large university campus. Develops, maintains, improves, and analyzes the preventative maintenance program for plumbing systems, air conditioning, refrigeration and heating equipment using CMMS metrics; coordinates with other maintenance and trades personnel to determine and coordinate repair and modification needs; ensures timely completion; prepares and maintains records, correspondence and reports. Applies basic principles and practices of employee supervision and participates in the training and development of employees. Ability to work efficiently with building automation systems and train HVAC personnel on its usage. Anticipates, recommends and procures supplies and materials needed for daily operations. Demonstrates through CMMS metric analysis a continuous effort to improve operations, decrease turnaround times, streamline work processes, and provide quality customer service. Responsible for hiring, evaluation, promotion and, if needed, termination of employees. Evaluates and trains subordinate personnel; reviews and maintains employee labor records; inspects work in progress and upon completion. Reviews plans for future buildings and inspects new buildings to ensure compatibility with existing HVAC codes and maintenance standards. Prepares labor and material estimates; maintains employee time records and uses the University’s timekeeping systems for time and attendance reporting for subordinates. Prepares and maintains a variety of records and reports, including employee accident reports; adheres to rules set forth in the bargaining unit contract. Develops and ensures the timely completion of preventive maintenance programs. Coordinates HVAC outages when required. Researches new operational methods, techniques and equipment and recommends their application where appropriate. Assists with the preparation of specifications for the purchase of HVAC equipment, devices and supplies. Manages moderately complex HVAC and plumbing installations and repairs performed by outside contractors. Assists in capital planning to forecast long-term HVAC system upgrades and/or replacements. Produces written documents when necessary, and uses personal computers to develop reports and/or spreadsheets. Interprets university and department policies to assigned personnel and enforces safety regulations and adherence to proper codes and standards. Troubleshoots technical problems within HVAC and control systems, and determines necessary repairs; uses diagnostic equipment and hand tools to accomplish this. Proactively identifies problems early before they require greater resources for resolution. Assists with maintaining campus steam and chilled water metering systems. Maintains a safe work environment for direct reports. Must be able to work overtime and respond to emergency calls 24/7. Decision Making Carries out duties and responsibilities with minimal to no supervision. Makes decisions and establishes work priorities for subordinate staff. Maintains open communication with the Shop Manager and works collaboratively in the decision-making process. Authority Manages and monitors the performance of subordinate staff, including participation in the hiring process and disciplinary actions. Communication Must be computer literate and able to read and interpret plans, specifications, and technical manuals. Excellent written and oral communication skills. Physical Requirements Ability to use hands and arms to reach, feel, and operate tools and equipment; stand, sit, and walk for extended periods; independently lift, push, or pull 50 lbs.; work indoors/outdoors in extreme temperatures; and operate around moving and/or loud equipment. Minimum Qualifications Familiarity with the principles and practices of employee supervision, including selection, training, work evaluation, and discipline. Ability to plan, coordinate, estimate, and safely execute the maintenance and repair of HVAC systems and equipment common to a large university. Ability to read and interpret drawings, specifications, and manuals; knowledge of applicable HVAC codes and standards; able to exercise independent judgment and initiative within established guidelines; and establish and maintain effective working relationships with students, staff, and faculty. Ability to produce written documents with clearly organized thoughts using proper grammar and punctuation and to be computer literate. Ability to work overtime and respond to emergency calls (24/7). Education High School Diploma or GED required. Formal training and/or education above high school in the HVAC field is highly desirable and preferred. Master Level HVAC, Journeyman Plumbing and/or Steamfitter license required. Universal CFC certification required. Prior knowledge and usage of CMMS systems. Experience, Licenses, Certificates

Ten years’ experience in HVAC engineering, maintenance and repair, including 5 years of supervisory experience. Valid driver’s license required. Experience with Building Automation and/or Energy Management systems, including both pneumatic and direct digital control systems. Experience supervising in a union environment is preferred. Additional education may substitute for required experience, and additional related experience may substitute for required education to the extent permitted by the university equivalency formula.
