Requisition ID: 118995 Mechanical Shop Supervisor (Facilities & Real Estate) plans, assigns routine and preventative maintenance tasks, supervises staff, and inspects work across the campus facilities. The supervisor is responsible for the mechanical equipment in all buildings on the Homewood Campus, comprised of approximately 50 buildings totaling nearly 4,000,000 gross square feet. Each building has an independent HVAC and building automation system to support indoor environmental conditions essential to the University’s mission. The Mechanical Shop Supervisor’s duties are carried out with considerable independence within established policies and guidelines. The role involves formulating unit goals, providing technical assistance and training to staff with extensive HVAC and plumbing knowledge, and evaluating results using CMMS (Maximo) data and daily logs, completed work orders, and preventive maintenance records. This position reports to the Director of Operations and Maintenance. Responsibilities

Ensure budgeting guidelines are met; prioritize shop expenditures and assist in preparation of capital and operating budgets. Review, schedule, coordinate, and supervise installation and maintenance of HVAC components and systems on a large university campus. Develop, maintain, and analyze the preventative maintenance program for plumbing, air conditioning, refrigeration, and heating equipment using CMMS metrics; coordinate repairs and modifications with other trades; maintain records and reports. Supervise employees and participate in training and development; work with building automation systems and train HVAC personnel in their use. Anticipate, procure supplies and materials needed for daily operations. Continuously improve operations through CMMS metrics; streamline processes and maintain high-quality customer service. Participate in hiring, evaluation, promotion, and termination of staff as needed. Evaluate and train subordinate personnel; review labor records; inspect work in progress and upon completion. Review plans for future buildings and inspect new buildings for HVAC code and maintenance standard compatibility. Prepare labor and material estimates and maintain time records using the university timekeeping system. Maintain records and reports, including employee accident reports, and adhere to bargaining unit contracts. Develop and complete preventive maintenance programs on schedule; coordinate HVAC outages when required. Research new methods and equipment; assist with specifications for HVAC equipment purchases; manage complex installations and repairs with outside contractors. Assist in capital planning for long-term HVAC upgrades and replacements; produce written documents and reports using PCs. Interpret university and department policies; enforce safety regulations and codes; troubleshoot HVAC and control systems using diagnostic tools. Identify potential problems early and mitigate resource needs; maintain campus steam and chilled water metering systems; ensure a safe work environment for subordinates. Occasionally work overtime and respond to emergency calls 24/7; perform other duties as assigned by supervisor. Decision Making

Carries out duties with minimal supervision; set work priorities for staff and maintain open communication with the Shop Manager. Authority

Manage and monitor the performance of subordinates, including participation in hiring and disciplinary actions. Qualifications

Must be computer literate; able to read and interpret plans, specifications, and technical manuals; excellent written and oral communication skills. Ability to read drawings and specifications; knowledge of HVAC codes and standards; strong judgment and teamwork; ability to produce clear written documents. Ability to work overtime and respond to emergencies (24/7). Physical Requirements

Ability to use hands and arms to operate tools; stand, sit, and walk for extended periods; lift, push, or pull up to 50 lbs; work indoors/outdoors in extreme temperatures; work around moving or loud equipment. Minimum Qualifications

Knowledge of supervision practices, including selection, training, evaluation, and discipline. Ability to plan, coordinate, estimate, and safely execute maintenance and repair of HVAC systems for a large campus. Ability to read and interpret drawings, specifications, and manuals; knowledge of HVAC codes; independent judgment; ability to maintain working relationships with students, staff, and faculty. Proficiency in producing written documents; computer literacy; ability to work overtime and respond to emergencies. Education

High School Diploma or GED required. Formal training or education in HVAC beyond high school is highly desirable; Master Level HVAC, Journeyman Plumbing and/or Steamfitter license required; Universal CFC certification required. Prior knowledge and usage of CMMS systems. Experience, Licenses, Certificates

Ten years of experience in HVAC engineering, maintenance and repair, including 5 years in a supervisory role. Valid driver’s license; experience with Building Automation and Energy Management systems, including pneumatic and direct digital control systems. Experience supervising in a union environment preferred; additional education may substitute for required experience per JHU equivalency formula.
