Overview

In a safe, efficient, and professional manner the Maintenance Technician completes the required PMs and repairs on commercial and industrial facility equipment. The technician communicates effectively and follows through with tasks.

Responsibilities

  • Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
  • Conducts shift rounds to identify issues and document system and equipment performance.
  • Maintains, troubleshoots, and performs minor repairs on equipment, sometimes with guidance from more experienced technicians. Examples include:
  • Inspection/evaluation of operating characteristics (speeds, pressures, vacuum, vibration) and wear/replaceable components (belts, hoses, fluids, filters).
  • Servicing and maintaining docks (levelers, seals, bumpers), commercial doors (automatic, hollow metal, overhead), and door hardware.
  • Other preventative maintenance such as filter changes, condenser cleaning, oil changes, and lubrication.
  • Repairs including routine cleaning/patching/painting, basic electrical/plumbing repairs, and addressing client lighting concerns.
  • Completes detailed training on life-critical work practices related to confined space procedures, hazardous energy control, and required documentation (paper and digital).

Documents work results in the CMMS, analyzes findings, and recommends updates to PM lists. Communicates status and expected completion dates to customers and coworkers. May provide guidance to Sub-Contractors of facilities services. Other duties may be assigned by the Site Manager.

Qualifications

  • Education: High School diploma or equivalent; undergraduate business or trade school training preferred.
  • Experience: At least one year servicing and maintaining commercial dock levelers, doors, automatic doors, dock hardware, and maintaining dock maintenance program records; experience with pneumatic and/or hydraulic systems.
  • Preferred manufacturers: Rite-Hite, Power-Prompt, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion Door Hardware, Assa Abloy.
  • Physical/technical: Experience in mechanical, electrical, plumbing, carpentry; ability to operate forklifts/scissor lifts/aerial lifts; ability to use hand and power tools; ability to interpret written/oral/diagram instructions; ability to write routine reports and operate work order systems.
  • Licenses/Certs: AAADM certification preferred; valid driver’s license.
  • Language: Ability to interpret instructions, safety rules, and maintenance manuals; ability to communicate effectively with customers and employees.

Skills & Physical Demands

  • Ability to operate a PC/cell phone/tablet; work with dynamic priorities; occasional non-customary schedules and weekend work.
  • Physical: Stand for extended periods; lift up to 40 pounds; climb stairs/ladders; work in various weather conditions and rooftop environments.

Work Environment & Safety

  • Occasional exposure to fumes, chemicals, electrical shock, vibration, and high noise levels.
