Sr Manager - Real Estate
to join our dynamic team.
As the Senior Manager - Real Estate, you will lead a high-performing team of Real Estate Asset Managers and support staff, ensuring our tower assets are optimized for commercial deployment. You will drive strategic initiatives across the Array Real Estate portfolio, including lease renewals, extensions, easement acquisitions, and land purchases.
This role requires a strong leader with deep expertise in real estate operations, strategic planning, and cross-functional collaboration. You will be accountable for the success of real estate optimization programs and will oversee budgeting, vendor relationships, resource allocation, and executive-level reporting.

This role follows a hybrid schedule, with on-site work at our Chicago, IL office Monday through Wednesday, and the flexibility to work remotely from a home office on Thursdays and Fridays.
Pay Range:
$121,500.00 - $209,100.00
Responsibilities
Develop and implement the vision, strategy, and financial models to improve real estate programs, processes, and negotiations.
Drive Asset Optimization initiatives, including rent reduction strategies and securing long-term rights under tower assets.
Lead and manage a team of Asset Managers, setting goals, tracking progress and accountability, and providing guidance and oversight.
Manage all aspects of the ground space leasing process, including lease negotiations, renewals, easements, land purchases, and resolution of operational issues.
Train and support Asset Managers in reviewing lease agreements and amendments to identify opportunities for site and lease optimization.
Partner cross-functionally with internal teams (e.g., sales, leasing) to address and resolve operational and strategic issues.
Ensure all real estate activities comply with applicable regulations such as NEPA, SHPO, FAA, and FCC, in collaboration with the regulatory department.
Coordinate environmental compliance with Legal and Risk Management to ensure adherence to applicable standards.
Develop and manage the capital budget for real estate projects.
Establish and enforce quality assurance and compliance procedures to align real estate leases with internal policies, leasing guidelines, audit rules, and SOX requirements; recommends updates as necessary.
Participate in large-scale real estate initiatives such as bulk amendments with tower lease aggregators and other strategic projects as assigned by the Senior Director of Legal.
Qualifications Required Qualifications
Bachelors Degree in Business or a related field -OR- 4+ years equivalent work experience
7+ years of experience in a comparable position at a wireless carrier, tower company, site acquisition company or other real estate acquisition/broker/leasing /management company
Other Qualifications
Experience with data management software such as SAP, Tririga, Nexysus1, Site Tracker, and/or OneVizion preferred.
Wireless Industry Experience preferred.
Strong analytical skills and financial acumen.
Excellent oral and written communication skills. Experience presenting to executive leadership teams.
Familiarity with real estate documents, negotiating contracts, project management and financial reporting.
Ability to work in a competitive, fast environment with multiple priorities.
Strong background in sales, marketing and team management.
Advanced Excel skills.
