Senior Property Manager
Join the POAH Communities team for this Senior Property Manager role. POAH Communities is a mission‑driven organization managing over 13,000 affordable housing apartments and we are seeking an experienced leader to oversee a Cincinnati, Ohio portfolio of 372 units and a four‑person staff.
About the Role You will lead a dynamic team while ensuring our residents have a high‑quality, affordable place to call home and access to programs that enhance their quality of life. Your work will directly impact individuals and families by maintaining the highest standards of property management while fostering inclusive communities.
About Your Impact
Respond to inquiries from residents, applicants, guests, vendors, and employees, and escape as appropriate
Produce the property budget and manage within said budget
Comply with funding sources, company policies, agency regulations, and federal, state and local laws
Create and maintain systems that maximize resident and employee safety and health and preserve the physical assets
Manage marketing and leasing activity: application, interviewing, and screening process for prospective residents, marketing materials, tours, vacancy advertising, and waitlists
Manage occupancy activity: rent collection, annual and interim certifications, utility allowances, and move‑ins/-outs
Oversee maintenance of physical assets to ensure a site prepared for inspections
Handle resident lease grievances and violations
Appear in court for eviction proceedings when required
Process bank deposits and perform data entry into company databases capturing resident, property, and payment information
Maintain applicant and resident files in compliance with internal and regulatory guidelines
Ensure vendors act in accordance with POAH Communities policies
Draft correspondence, make photocopies, scan and fax documents, and perform other clerical functions
Direct and prioritize subordinate workload, perform performance management, conduct interviews, and make hiring recommendations
Act as a mentor to other Property Managers and perform other related tasks as assigned
About You
Post‑secondary education preferred
At least 7 years of property management experience
TCS and/or COS professional designations required
Knowledge of HUD regulations, inspection criteria, and processes
Knowledge of regulatory requirements including Section 8/Tax Credit program funding sources
Excellent communication skills, oral and written
Strong customer service skills
Strong administrative and organizational skills
Financial acumen and strong leadership skills
Proficiency in Microsoft Word, Outlook, Excel, and PowerPoint
Experience with Yardi preferred
Periodic overtime or flexible hours may be required
Periodic travel required
