Job Summary As a Commercial Real Estate Property Manager, you will oversee a portfolio of commercial properties, ensuring operational excellence, tenant satisfaction, and financial performance. You will work closely with internal teams, tenants, clients, and vendors to maintain and enhance property value. Your role will involve problem‑solving, financial management, staff supervision, and strategic planning to meet company and client objectives.
Key Responsibilities
Act as the primary point of contact for tenants, promptly addressing concerns and coordinating solutions.
Foster and maintain positive relationships with tenants, clients, vendors, and internal teams.
Develop and manage operating and capital budgets, track variances, and assist with Common Area Maintenance (CAM) reconciliations.
Engage and communicate effectively with top‑level executives.
Prepare and distribute monthly and quarterly financial and expense variance reports to tenants, as needed.
Ensure compliance with ownership agreements, financial reporting requirements, and contract obligations.
Review and approve accounts payable, ensuring accurate ledger coding and property allocation.
Source, negotiate, and manage vendor contracts for property maintenance and services.
Conduct regular property inspections and work with the maintenance team to address operational issues.
Assist with coordinating tenant and building construction projects, ensuring timely and accurate execution.
Respond to emergencies and coordinate necessary actions to protect property and tenants.
Participate in leasing and client meetings to align property management strategies with company goals.
Provide leadership and supervision to on‑site property management and maintenance staff.
Qualifications & Skills
Strong ability to analyze and interpret legal documents, lease agreements, and financial reports.
Excellent written and verbal communication skills for effective interaction with tenants, vendors, and clients.
Proficiency in budget forecasting, financial analysis, and expense reconciliation.
Strong problem‑solving and negotiation skills.
Proven ability to manage and lead a team, including staff and external vendors.
Experience with property management software and Microsoft Office Suite.
Physical Requirements
Ability to move between floors and travel between properties as needed.
Capability to work both indoors and outdoors in varying weather conditions.
May require sitting or standing for extended periods.
Occasional after‑hours on‑call availability for emergency response.
