This position involves performing technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality. Details

Minimum 1 year of experience Responsibilities
Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and making repairs following safety standards and codes. Prepare vacant units for leasing through the make-ready process, including inspections, creating punch lists, scheduling vendors, and inspecting completed work. Manage materials and supplies, track inventory, and notify supervisors for reordering. Document work and service requests accurately and timely. Assist in maintaining grounds and common areas, including cleaning, trash removal, pressure washing, and painting. Support cost-saving measures by repairing rather than replacing parts and practicing efficient use of materials and tools. Additional Responsibilities
Participate in safety meetings and training, report incidents promptly. Inspect contractor work to ensure quality standards are met. Service Technician Tasks
Conduct routine inspections and communicate property needs to management. Physical Demands
Ability to stand, walk, bend, climb ladders, and work in various weather conditions. Lift up to 25 pounds independently and 50 pounds with assistance. Flexible schedule including evenings, weekends, and holidays. Licenses and Certifications
EPA Type 1 and II or Universal refrigerant recycling certification. Valid driver’s license for property vehicle operation. Compensation & Benefits
Hourly range: $22.50 - $25.00 (San Jose). Additional compensation may include bonuses based on performance. Benefits include health insurance, paid time off, onsite housing discounts, 401(k), paid parental leave, and more. Additional Info
