Overview
We are currently looking for a Superintendent to join our team.
Primary Purpose of Role:
A Ryzec Building Group superintendent is responsible for planning, executing, monitoring, project oversight, and closing out projects. The superintendent should be a highly motivated, organized, and self-managing individual adept at managing teams of subs, conflict management, communications, and documentation. The superintendent should be able to effectively manage a fast-paced project while maintaining schedules and budgets. This position will oversee various subcontractors and vendors on projects while ensuring the bottom line, safety, schedule, and quality are maintained. Must be able to work with little or no supervision while managing multiple teams. Position requires the ability to manage high volume, quick turn, retail projects with major retail clients. Must be able to manage multi-million-dollar project budgets and track all costs associated.
Responsibilities
Manage projects from planning to close-out
Understand our client’s organization, equipment, store layouts, and operational goals while managing their expectations
Understand budgeting and know pricing for commercial construction
Adapt to project challenges well
Travel to jobsite as needed
Be present and actively available on jobsite, observing progress
Lead weekly jobsite safety checklists and take ownership of best safety practices for avoiding, mitigating, or reacting to findings
Lead multiple construction teams to deliver projects ahead of time and within budget
Contracts management and contract negotiation knowledge
Scheduling including subs, materials, scope walks, pre-constructions, and punch walks
General contractor management
Communicate with Project Manager daily on progress
Review and scrub plan sets and specifications for code accuracy, potential errors or omissions, missing scope; submit RFIs to PMs as needed
Communicate with PMs on their needs and expectations to meet client and company requirements
Communicate project risks and challenges to the PM as soon as they occur
Ensure all projects have required permits and trade permits before construction start
Conduct project kick-off meetings with subs/vendors on day 1 to outline schedules, change order policies, and expectations
Conduct safety meetings every Monday and submit to PMs and safety as required
Manage subs and scheduling during construction to maintain project schedule
Order, manage, and track project materials to maintain schedule
Manage job costs
Do not allow any sub to perform out-of-scope work without written PM approval
Manage resources effectively and efficiently
Coordinate with PMs via FaceTime/Video calls to show project status
Work with PM to ensure the project schedule and budgets are maintained
Communicate potential schedule or budget changes to PMs ASAP
Create regular reports during construction and follow the Daily Reporting Process
Create weekly reports with a two-week look-ahead
Have project punch ready for punch date, with all work 100% complete and ready for turnover
Inform PM if a store may not be ready for the scheduled punch date
Close-out all projects (inspections passed, CO in-hand, all subs invoiced, lien waivers submitted)
Value engineer construction documents when needed
Train and monitor staff development
Adhere to Employee Handbook guidelines with respect to project budgets
Submit all expense reports weekly
What We Are Looking For
4-year degree in construction or equivalent field experience
Ability to work under pressure and coordinate multiple activities and groups
OSHA 30 Certification
Motivated, quick-thinking individual willing to learn our business and clients
Dependable with a flexible schedule as workflow dictates
Ability to read and interpret detailed blueprints
Ability to read building plans and manage construction processes with a team of subs and vendors
Time management skills to maintain schedules and documentation
Experience or ability to learn construction software (e.g., Redteam, Microsoft Project, Excel, Smartsheets, Bluebeam)
Conflict resolution and effective communication skills
Ability to work under deadlines in changing environments
Strong interpersonal skills to foster relationships with stakeholders
Ability to adapt to changing demands and priorities
Strong analytical and financial integrity skills
Leadership capabilities
Ability to travel up to 85%
General construction knowledge
Ability to lift 75 lbs
