Overview
The Building Maintenance Technician (BMT) III will encompass all duties of a BMT I and II position and complete tasks of a more complex level with minimal supervision. The BMT III will perform minor to complex maintenance and service as needed to support ongoing facility operations initiated through work requests or dispatched by the engineering control room, call center, or management in accordance with Hospital standards. The role includes renovation and construction duties for small and medium projects throughout the hospital, coordination or assistance of projects assigned by the project manager, multi-tasking across projects, and prioritizing assignments which include low level to complex installations, troubleshooting, repairs, and maintaining general building systems and structures throughout all facilities. The BMT III will assist with maintenance, service and repairs in electrical, plumbing, and mechanical areas; perform carpentry, painting, plastering, tank changing, door hardware and automatic doors; respond to requests by priority and assist with routine to complex requests; ensure a smooth transition of responsibilities to the next shift; and respond to hospital emergencies of various natures including leaks, fire alarms, odors, and snow removal. Minimum Education High School Diploma or GED or equivalent required Minimum Work Experience 7 years related and progressive experience in general maintenance, carpentry, and safe working knowledge of mechanical/plumbing and electrical experience (Required) Additional Qualifications Ability to read and understand construction blueprints; ability to utilize tools and equipment associated with the job; must maintain Hilti certification for repair of fire and smoke barriers; demonstrates ability to use PC; general knowledge of internet; understands the standards and regulations pertaining to fire doors and smoke barriers; valid driver’s license required (Required) Required Licenses and Certifications Must have a valid driver’s license and the ability to operate hospital vehicles (Required) Functional Accountabilities Building Maintenance Technician III Competencies Construct, remodel, remove and/or replace partitions, ceilings, doors, windows, floors, furniture, cabinets and other fixtures; perform minor to routine repairs including doors, knobs, closures, locksets, automatic doors; assist with routine to emergency air handler repairs. Ability to install or repair plastic laminate, paint, drywall (installation and finishing), ceramic tile, VCT and concrete. Ability to read and construct from both formal blueprints and informal sketches. Proficient in cabinet making and rough and fine carpentry work. Ability to perform carpentry skills common to the trade at a high quality standard. Read and interpret blueprints and specifications. Participate in pre-construction planning and document review sessions. Inspect, maintain and repair firewalls, smoke barriers and other fire-rated structures. Install and repair standard hardware including locks and door closings. Mount pictures, diplomas, chalkboards, dispensers, etc. Assemble carts, tables and other furniture items. High-dust cleaning to include vent cleaning, ledges, fixtures and sprinkler heads. Repair and/or replace desk and cabinet locks, doorknobs and locks. Replace damaged ceiling tiles and repair ceiling grid as needed. Troubleshoot and preempt emergencies by identifying problem areas in the hospital; work with shift engineer to identify potential areas of concern based on data analysis. Document trends in equipment performance and recommend corrective action or replacement. Respond to emergencies and assist the Control Room; emergencies include electrical outages, water penetrations, and weather-related emergencies. Install, repair and maintain automatic doors and door controls. Quality Assurance Identify and report deficiencies in the hospital’s physical plant by submitting work orders through the work order system; diagnose and resolve trouble tickets/work orders thoroughly until completion. Routinely follow up with the manager to communicate or request assistance to complete work orders; follow up with the requester after completion of a work order to ensure issue is corrected. Routinely utilize all safety measures related to work orders and specific tasks. Customer Service Follow up with the requester regarding work orders in a timely manner; communicate steps for completion and provide follow up information; represent the engineering staff professionally at all times. Administrative Compile list of materials to be ordered and submit to supervisor; complete and update work orders daily for work performed; prepare requisitions for ERP; assist with project needs as assigned; use supply order, work order, and email systems.
