Under the daily direction of the Property Manager, the Maintenance Supervisor is responsible for the overall maintenance of the physical property, as well as overseeing the maintenance staff. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director. Job Title

Maintenance Supervisor Duties & Responsibilities

Supervisor Responsibilities: Ensuring that all maintenance activities in a facility are carried out by personnel with the proper training and/or licenses required for specific tasks. Maintaining and upholding the quality and standards of the organization. Keeping records of all maintenance and service activities and maintaining a cycle of the same. Ensuring proper working shifts of employees. Recruiting maintenance staff and evaluating their performances. Interacting with other departments to ensure proper functioning of all systems in a facility. Complying with safety norms and regulations set by the industry. Delegating work to subordinates and ensuring timely completion. Filing purchase orders and other documentation for procurement of spare and replacement parts. All other duties as assigned. Maintenance Responsibilities: Participate in all maintenance projects. Perform light electrical repairs on fixtures, switches, outlets, etc. Perform light plumbing work such as clearing stoppages and replacing fittings. Repair and/or replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, locks, etc. Paint interior and/or exterior of the complex; spray, brush, and roll; repair drywall; wallpaper removal and replacement of drywall/sheetrock. Carpentry work including doors, windows, shelves, floors, cabinets, vanities, trim and moldings. Assist in custodial work in common areas and grounds work as assigned. Repair concrete, masonry, roof, fencing when required. Train and/or assist other employees on property needs. Inventory and/or tools management and utilization of maintenance materials. Assist Management in scheduling apartment inspections. Refurbish apartments prior to resident occupancy and participate in move-in/move-out inspections. Keep accurate records of preventative maintenance, work orders, refurbishing, inspections, inventories, and purchase orders. Perform scheduled maintenance on all equipment per manufacturers’ recommendations. Inspect units, buildings and common areas; perform repairs and janitorial assistance as required. Knowledge of water and gas meter cut-offs, apartment and fixture cut-offs, sprinkler systems, and post maps. Inspect storage areas and entrances for proper locking and lighting. Responsible for preparing units for leasing per metrics; complete work orders within the defined time frame. Service Requests may include boiler, HVAC, appliance, plumbing, electrical, painting, drywall and related repairs; do not cut water, drain, sewer, gas, or propane lines unless licensed. Installation and removal of appliances as needed. Property responsibilities include exterior maintenance and coordination with approved vendors. Electrical and plumbing repairs as described; handle or report gas leaks as required. Snow removal and on-call duties; overtime as needed. Shop responsibilities: maintain safe shop, track parts, and ensure inventory accuracy. Coordinate with property managers and outside vendors. Meet safety requirements and communicate them to management. Other duties as assigned and not restricted by licensure requirements. All maintenance staff must respond to on-call calls during scheduled shifts and assist in emergencies (examples: power loss, backups, clogs, leaks, fire, no heat/AC, locked doors, life/safety issues). Other emergency calls as assigned. Qualifications

Approximately 10 years’ experience in one or more of the following areas: carpentry; light plumbing; light electrical work; painting; refurbishing and cleaning. Extensive supervisory experience. One semester of college or equivalent trade-related courses. Familiarity with contract work hours and Safety Standards Acts is highly desirable. HVAC Certification. CFC Universal Certification preferred, but not required. Ability to manage time effectively and meet deadlines; strong leadership and organizational skills. Physical Demands

Ability to continuously stand or walk; ability to bend, squat, climb stairs, and lift frequently; ability to lift up to 25 pounds consistently and up to 50 pounds occasionally. Equal Opportunity/Affirmative Action
