Senior Project Manager
BE&K Building Group is seeking an experienced Senior Project Manager to oversee commercial construction projects, manage budgets, lead multidisciplinary teams, and ensure quality and schedule integrity. Responsibilities
Lead and communicate with BE&K Field Supervision, subcontractors, and vendors to maintain the project schedule and represent BE&K with owners, architects, consultants, and government authorities. Budget Administration
Produce thorough forecasts of Cost-to-Complete and track field directives and back charges for accurate budgeting. Create detailed analyses of line‑item exposures, particularly unit price contracts, and follow the forecasting calendar for on‑time completions. Teach standard operating procedures for budget updating to the project team.
Change Order Management
Consistently track all proposed change order items, including in‑scope and out‑of‑scope, and produce monthly owner change order reports. Work to recover all legitimate general contractor costs related to owner changes and track contract allowances.
Project Close‑Out
Establish an effective close‑out plan early and collect, review, and package contract close‑out documents. Teach and train the close‑out process to field staff.
Owner/Sub‑Requisition Process
Require completed pay requisitions approved by the owner by the 1st of each month and produce an effective schedule of values. Collect payments no later than 30 days and maintain a payment system for subcontractors.
Cash Management
Maintain overall fiscal responsibility from start to finish, produce schedule of values, and review subcontractor schedules to prevent over‑payment. Update the cash model for the owner to avoid surprises.
Meeting Management
Establish a meeting rhythm for effective communication and problem solving. Follow SOPs for focused meetings, including PM/PE, OACs, and coordination sessions.
Contract Logs
Assemble and maintain detailed project logs (budget, change, schedule, RFIs, and more) and review them monthly for accuracy.
Subcontractor Relationships
Build and maintain fair, professional relationships with subcontractors and address issues promptly to avoid delays.
Schedule Management
Lead superintendents to create accurate baseline schedules and track critical path activities. Provide written monthly schedule updates and take corrective actions as needed.
Risk Management
Implement risk management procedures, issue timely notices, and maintain submittal schedules.
Owner Relationship
Maintain a trusting relationship, keep owners informed, and secure strong recommendations.
Quality Management
Utilize the quality management program, including first delivery and quality benchmark inspections, and enforce mock‑ups for quality expectations.
Team Leadership
Create synergy, enforce work ethics, and train staff through regular events and sessions.
Mentoring & Training
Oversee staff training and career progression.
Qualifications
Bachelor’s degree in Construction Management or Engineering (preferred but not required). 10+ years of active commercial construction project management experience; experience in active pharmaceutical ingredient projects is a plus. Excellent business judgment, organizational skills, and problem‑solving ability. Strong sense of urgency, initiative, and diplomatic communication skills.
