Maintenance Supervisor role at Greystar. This position oversees and performs technical and mechanical work to ensure the community meets Greystar standards for cleanliness, appearance, safety, and overall functionality. Job Details
Property Type: Highrise Stage: Lease Up Unit Count: 281 Schedule: Monday-Friday + rotating on-call schedule Responsibilities
Assists and completes work orders generated from resident requests for service, and performs routine upkeep by diagnosing the source of defects and making repairs in accordance with policies, safety standards, and code requirements. Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, creating punch lists, scheduling vendors/contractors, obtaining supplies, completing tasks, and inspecting completed work. Develops standards for cleanliness and appearance of grounds, amenities, exterior/building interiors, and common areas to reflect Greystar standards. Periodically inspects work by service team members and contractors to ensure quality and compliance; develops corrective action plans as needed. Maintains inventory of spare parts and maintenance materials; works with Community Manager to order supplies within budget. Completes monthly preventative maintenance procedures as outlined in policy and procedure manuals. Assists Community Manager in developing budgets for regular repair, maintenance, and capital projects. Supports cost-cutting and expense control by fixing rather than replacing parts when possible and using tools and materials efficiently. Conducts regular safety meetings, keeps OSHA and safety compliance up to date, and maintains MSDS sheets for accessibility. Demonstrates strong customer service by communicating with residents and team members, addressing maintenance questions and concerns, and handling work orders with efficiency and urgency. Qualifications
High school diploma, GED, or related experience and training. Experience in property management maintenance, building maintenance, or related trade. Must provide own hand tools unless prohibited by state law; proficient with hand tools, power tools, and related equipment. Ability to apply logical thinking to diagnose and solve problems. Strong customer service and interpersonal skills; ability to interact effectively with residents, team members, and other contacts. Ability to read, write, and communicate effectively to represent management and provide information on department policies. Proficiency in internet, word processing, spreadsheets, and database management; property management system experience preferred. Mathematical skills for handling financial, administrative, and legal documents. Specialized Skills
EPA certifications Type I and II or Universal if working on sealed HVAC systems. Certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Travel & Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors/outdoors in all weather conditions. Lift up to 25 pounds independently and up to 50 pounds with assistance. Local travel for meetings or training; flexible schedule including on-call evenings, weekends, and holidays. Hourly range: $33.00 - $35.00 Additional compensation may include bonuses based on performance; see details per position type.
