Overview
Property Manager role at Brookfield Properties. Location: Cielo - 800 Seneca Street. Responsibilities
Supervise and coordinate the daily operations of an apartment community, including general administration, leasing and occupancy, maintenance of the property, and management of all property associates. Maintain the physical assets and property performance to achieve the highest possible net operating income without compromising appearance or service. Monitor regulatory compliance and company policies related to property management and ensure associates are familiar with them. Establish and coordinate a communication system between property associates and the Corporate Office. Complete performance evaluations and ensure high levels of professionalism. Respond to emergencies and, depending on property, perform functions of Assistant Property Manager (e.g., service requests, resident follow-up). Support and ensure proper use of on-site computer-based property management and time-keeping software. Assist with training new and existing associates. Prepare purchase orders and approve expenditures within budget guidelines. Review vendor contracts, assist with annual operating budget preparation and projections, and review monthly operating results with Regional Manager. Maintain knowledge of maintenance programs and capital improvement projects to ensure proper operation of systems, preventive maintenance, housekeeping, and responses to resident service requests. Ensure compliance with housing quality standards and coordinate with Engineering on major maintenance issues. Assist with development and implementation of a marketing plan based on analysis of competitive properties. Coordinate advertising and promotional needs to maximize marketing plans, ensure compliance with affirmative marketing procedures and goals. Meet with prospective residents, determine housing needs and eligibility, show vacant units, quote rental rates, collect application-related funds, and approve residency including affordable housing eligibility if applicable. Collect rent, verify payments, deposit funds, and initiate collections or eviction procedures as necessary. Conduct move-in/move-out inspections, charge for damages, and maintain on-site records. Perform interim inspections as directed. Qualifications
High School Diploma/GED required; undergraduate degree or associate degree in General Studies preferred. 3-4 years of supervisory experience in Property Management. Preferred certifications: ARM, CPM, CAM, or IREM. Required skills: fair housing laws, Microsoft Office, and leadership/supervisory abilities. Preferred skills: experience with affordable housing programs, Yardi, landlord/tenant knowledge, and LRO. Compensation
Commensurate with Experience $70,300 - $105,000 annually Incentives
