COMMUNITY MANAGER The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing all phases of operations: personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities

Personnel Management Regular/daily onsite attendance is required Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary Promote harmony and quality job performance of staff through supportive leadership Ensure staff compliance with company policies and procedures Financial Management Achieve the highest possible net operating income through cost control and revenue/lease improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely deposits, rent collections, and charges ensuring timely submission Monitor vendor invoices for timely receipt, reconciliation, and coding Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies and systems Implement effective leasing techniques, follow-up procedures, and documentation of leases; ensure reporting systems are accurate and up to date Handle resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletters) Show, lease, and move in prospective residents Administrative & Maintenance Management Ensure all administrative and leasing reporting is accurate, complete, and submitted on time Lead the emergency response for the property with staff and residents; minimize liability within company guidelines Manage customer service and monitor service request turnaround and maintenance responsiveness Maintain property appearance and ensure timely repairs with regular inspections Plan and utilize property resources, equipment, and supplies economically Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency Education/Experience

High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Frequent communication with others; ability to work overtime, weekends, and night hours (emergencies) Regularly required to remain standing or seated for extended periods; move about to accomplish tasks or travel between sites Occasional ascent/descent of ladders, stairs, and other structures; ability to lift/move up to 25 lbs; operate tools and vehicles; work in various environmental conditions License & Equipment

Must have reliable transportation due to emergency on-call requirements Salary & Benefits

Salary Range: $58,000 to $68,000 per year At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors. The offer may include a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, disability), 401K with employer matching, and performance bonuses where applicable.
