COMMUNITY MANAGER

– The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities

Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance problems; document, communicate with direct supervisor and HR, and terminate as necessary Promote harmony and quality job performance through strong leadership Ensure staff compliance with company policies and procedures Financial Management Achieve strong net operating income through cost control and revenue/leasing improvements; identify trends and recommend actions Develop yearly operating budgets/forecasts Monitor deposits, rent collections, and charges for timely submission Monitor vendor invoices for timely processing Ensure property closeout and financial reports are accurate and timely Strategic Leasing Management Develop yearly marketing plan and implement marketing strategies and systems Employ effective leasing techniques to achieve closures; ensure follow-up, lease documentation, and reporting are accurate Address resident complaints and requests to ensure satisfaction Develop and implement resident retention programs Show, lease, and move-in prospective residents Administrative & Maintenance Management Ensure administrative and leasing reporting is accurate and submitted on time Lead emergency response for the property and coordinate with staff and residents to minimize liability Maintain property appearance; conduct regular inspections and ensure timely repairs Plan and manage resources, equipment, and supplies; obtain bids/pricing from vendors and contractors Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness Education/Experience

High School Diploma or Equivalent; Bachelor’s degree preferred, or four years of experience in housing, or one to two years related experience and/or training; or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Frequent communication with others; ability to work overtime, weekends, and night hours (emergencies) Stationary or moving as needed; ability to move between worksites Ability to ascend/descend ladders, stairs, and varied environments; lift up to 25 lbs; operate machinery or power tools; drive vehicles Work in various weather conditions and spaces License/equipment
