Accounting & Operations Manager at Aardex Corp. Stellera Energy is seeking a motivated Development Associate with expertise across renewable energy and real estate development. This dual-role position will support the origination, acquisition, and management of land assets crucial to community and utility-scale solar projects, while also contributing to real estate development initiatives including site planning, budgeting, and asset management. Job Summary: The Development Associate will collaborate with senior team members, project developers, and cross-functional partners (finance, legal, design, permitting, and construction). The role includes land acquisition, financial modeling, and renewable energy project development, while also assisting with real estate site selection, market research, budgeting, and asset management. Responsibilities
Assist with origination, screening, acquisition, and due diligence of new solar and energy storage sites. Support land campaigns and outreach events targeting landowners. Help negotiate and prepare land lease agreements, purchase contracts, and related documentation. Review title, survey, and environmental due diligence materials. Gather and synthesize data for project budgets, financial models, and investment proposals. Partner with internal finance and development teams to evaluate site economics, perform sensitivity analyses, and build financial projections for pipeline projects. Support permitting, zoning, and entitlement processes with financial and site input as required. Represent Stellera Energy at community events, forums, and industry meetings. Create and manage project development budgets, forecasts, and capital expenditure reports. Conduct market research and competitive analyses to assess demand, trends, and financial feasibility of new opportunities. Develop and review development site plans in coordination with architects, engineers, and consultants. Prepare preliminary development estimates and pro forma models for new opportunities. Identify and evaluate land or redevelopment opportunities aligned with strategic growth plans. Oversee due diligence including zoning, entitlement, environmental review, and utility/infrastructure analysis. Support tenant and asset management activities across existing real estate holdings, including performance monitoring and reporting. Coordinate with internal and external teams (brokers, consultants, contractors, municipalities) to advance projects from concept through entitlement and execution. Assist in preparing investment memoranda, presentations, and market studies for internal approvals and external partners. Qualifications
Bachelor’s degree in Real Estate, Environmental Science, Business, Finance, Engineering, or related discipline. 5+ years of experience in real estate development, renewable energy, project management, or finance. Demonstrated experience with financial modeling (Excel or similar tools) supporting project budgets, development pro formas, or investment analyses. Strong written and verbal communication skills with excellent attention to detail. Proven ability to build relationships with landowners, brokers, consultants, and internal stakeholders. Proficiency in MS Office; familiarity with GIS, project management software, or land management databases preferred. Willingness to travel for site visits, community outreach, and project meetings. Analytical mindset and problem-solving ability. Preferred Skills
Prior exposure to real estate negotiations, lease agreements, and development contracts. Experience managing real estate project budgets, reviewing financial models, or preparing investment memos. Familiarity with zoning, permitting, entitlement, and environmental review processes. Understanding of both renewable energy project economics and real estate development drivers.
