Overview
The
Commissioning Engineer II
is responsible for Level 1, 2, 3, 4 and 5 commissioning of base building systems, security systems, life safety systems, Electrical, Mechanical, and EPMS/BMS systems in a Data Center environment. This role will oversee, document, and track various aspects of commissioning activities, including testing and validation of connectivity, network infrastructure, security, life safety, other building subsystems and finishes, transformers, electrical switchgear, UPS (Uninterrupted Power Supply), STS (Static Transfer Switch), PDU (Power Distribution Unit), electrical distribution equipment, chillers, water loops/components, cooling distribution equipment, Electrical Power Monitoring Systems, and Building Management/automation systems. The role will also serve as a project manager and liaison to a third‑party commissioning agent. Work hours may include nights and/or weekends to support construction/commissioning activities at data center environments. Note:
This role will be a platform role that may require an estimated 75% travel to other sites around the U.S. Travel may involve staying away for a week to two weeks at a time depending on business needs. Responsibilities
Assist in all site construction activity and installations, in coordination with the QTS Development Team and external construction resources, to ensure system design, installation and testing adhere to operational standards. Develop comprehensive commissioning plans for Level 1 through Level 5 systems, including connectivity, network infrastructure, security, life safety, other building subsystems and finishes, Electrical, Mechanical, and Building Automation components. Conduct thorough commissioning activities, ensuring all systems are installed, tested, and validated according to industry standards and client specifications. Identify, track, and resolve issues during the commissioning process, working with the project team to address technical challenges; provide findings to program management to drive continuous improvement. Create and/or review detailed commissioning documentation, including test procedures, reports, and as-built documentation, ensuring accuracy and completeness. Witness testing of all equipment during commissioning and validate sequence of operations and receipt of all operational documentation. Collaborate with cross‑functional teams (design engineers, project managers, contractors, commissioning agents, facilities operations) to ensure seamless integration of systems during commissioning without impacting ongoing campus or building operations. Implement quality control measures to meet high standards during the build and commissioning process, adhering to regulatory requirements and industry best practices. Develop and test site‑specific SOPs, MOPs, and ERPs in coordination with facilities operations. Provide training to end‑users and maintenance personnel on the operation and maintenance of commissioned systems. Utilize the Change Management process to obtain approvals for preventative and corrective maintenance, and complete maintenance with the necessary documentation using QTS processes and software. Basic Qualifications
Bachelor’s degree in Construction Management, Project Management, Computer Science, or a related field, or equivalent professional experience Five+ years of experience in data center engineering, commissioning, project management, or equivalent Background in building maintenance, CCTV and access control systems, network, telecommunications, and/or fire detection/suppression systems Ability to travel to other data center locations as required Proficiency with MS Office Suite US citizenship is required by law due to federal customer contracts Preferred Qualifications
Strong understanding of both mechanical and electrical equipment, systems and design related to data centers Knowledge of electricity and medium to low voltage electrical distribution systems Experience with emergency backup systems (generators, UPS, battery backup) Experience with mechanical cooling solutions (Chillers, CRAH, CRAC, Pumps, Heat Exchangers, etc.) Knowledge of equipment operation and maintenance, single line drawings, critical scripting, and sequence of operations Knowledge, Skills, and Abilities
Ability to analyze operations of various systems, determine causes of problems, and take corrective action as required Ability to acquire and apply job-related knowledge within set guidelines and expectations Ability to develop solutions and create technical plans for projects Strong written, verbal, and interpersonal skills Ability to function in a team environment Computer skills and familiarity with MS Office, Outlook, and web-based applications Physical ability to perform duties which may involve typing, standing, walking, pushing, pulling, bending, reaching, and lifting up to 50 lbs regularly (heavier lifting with assistance) Total Rewards
