Overview
Maintenance Supervisor at Avenue5 Residential. We’re looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring compliance with Avenue5 policies, standards, and all local, state, and federal regulations. The role includes accountability within the company risk management program and financial responsibilities contributing toward and adhering to the property budget. Responsibilities
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance-related issues in a timely manner per Avenue5 policy and practices, maintaining a professional demeanor. Perform maintenance functions including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines. Perform general carpentry duties (wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair). Conduct proactive preventative maintenance (siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and more). Maintain work order system accuracy by ensuring orders are completed in a timely manner to company standards and resident satisfaction. Inspect property grounds, buildings, and common areas to maintain safety and cleanliness and identify issues requiring maintenance, repair, or replacement. Oversee and assist with management of property emergencies (e.g., snow, fires, floods) and communicate with leadership accordingly. Promote safety and risk management in accordance with applicable rules and regulations. Monitor emergency on-call/after-hours response times; participate in on-call rotation as necessary. Foster customer satisfaction by maintaining high standards of cleanliness and curb appeal; interact professionally with current and potential residents. Mentor maintenance team and maintain professional demeanor and appearance. Administer the company risk management program and complete special projects as assigned. Coordinate with suppliers and contractors to ensure compliance with company policy. Walk property weekly with leadership to discuss challenges and operations. Ensure maintenance costs stay within budget; contribute to future budget planning. Other duties as assigned by property leadership. Education and Experience
High school diploma or equivalent required. At least three years of experience in the property management industry or related field. General maintenance and carpentry skills. Skills and Requirements
Valid driver’s license, clean driving record, and current auto insurance required. Ability to read, write, and understand English. Ability to use general office equipment (telephone, fax, printer, copier, key track system). Excellent customer service and interpersonal skills; strong organizational and time-management abilities. Ability to multi-task and perform basic mathematical functions. Ability to cope with and defuse difficult situations; maintain confidentiality. Professional appearance and compliance with uniform policy; safety compliance. Must complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
