Job Title:
Maintenance Supervisor Avenue5 Residential offers a holistic approach to caring for teammates and residents. We’re seeking a Maintenance Supervisor to manage day-to-day maintenance operations and the physical upkeep of the assigned property, ensure compliance with Avenue5 policies and standards, and meet local, state, and federal regulations. This role supports the company risk management program and has financial responsibilities contributing toward and adhering to the property budget. Responsibilities
Work with the maintenance team to ensure daily maintenance tasks, including service requests and unit make-ready standards, are completed. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance-related issues in a timely manner as outlined in Avenue5 Policy and Practices, while maintaining a professional demeanor. Perform maintenance tasks including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines. Perform general carpentry duties (wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair). Perform proactive preventive maintenance (siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and more). Maintain work order system accuracy by verifying orders are completed in a timely manner to company standards and resident satisfaction. Inspect property grounds, buildings, and common areas daily to maintain safety and cleanliness and identify maintenance needs. Oversee and assist with management of property emergencies (snow, inclement weather, fires, floods). Communicate promptly with maintenance supervisor and property manager about maintenance issues. Promote safety and risk management in accordance with applicable rules and regulations. Monitor response times for emergency on-call/after-hours maintenance and participate in on-call rotation as necessary. Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal; interact professionally with current and potential residents. Foster a positive, collaborative relationship with residents, other properties, and associated agencies. Conduct pre-move-in and post-move-out inspections and ensure timely, high-quality unit turns. Act as mentor to the maintenance team; maintain professional demeanor and appearance; promote these standards within the team. Administer the company risk management program. Complete special projects as assigned by maintenance supervisor and/or property manager. Coordinate with the property manager regarding maintenance issues. Solicit suppliers and contractors as needed and ensure compliance with company policy. Work with the property manager to ensure team and property compliance with company, ownership, state, and federal policies and standards. Walk the property weekly with property leadership to address challenges and operations. Help manage maintenance costs to stay within the property budget and provide input on future budgets. Other duties as assigned by property leadership. Education and Experience
High school diploma or equivalent required. At least three years of experience in the property management industry or related field. General maintenance and carpentry skills. Skills and Requirements
Must maintain a valid driver’s license, clean driving record, and current auto insurance. Ability to read, write, and understand English. Ability to use general office equipment (telephone, fax, printer, copier, key track system). Excellent customer service and interpersonal skills; ability to relate to others. Strong organizational and time-management skills. Ability to multi-task and perform basic mathematical functions. Ability to cope with and defuse difficult situations. Ability to maintain confidentiality. Professional appearance and compliance with uniform policy. Compliance with all safety requirements.
