Overview
Location: Raleigh, NC 2nd Shift The 2nd Shift Critical Facilities Operating Engineer/Maintenance Tech supports preventive maintenance and reactive activities and the Critical Environments Program for the region. The primary focus is shift coverage and on-call plant operational support for facilities systems including electrical, mechanical, plumbing, fire life safety, control, and central utility plant operations. Responsible for completing preventive maintenance on time, providing written reports/logs, and maintaining reliable operation of facilities equipment that support the Critical Facilities and spaces in the region. This position includes a sizeable shift differential and a 4/10 work schedule. Responsibilities
Perform predictive maintenance, preventative maintenance, maintenance routines, equipment rounds, and service requests as directed and in accordance with the company Preventative Maintenance Program. Coordinate the Critical Area Program with the Critical Operations Team and Management, including scheduling maintenance windows in Change Management, participating in staff meetings, interfacing with vendors and project management personnel, and maintaining written communications within the Critical Environment Team. Support vendors on preventive and repair activities that cannot be performed in house, including on-site support, proposal request development, and vendor proposal review. Perform maintenance and repairs to electrical, mechanical, plumbing, structural, furniture, control, and fire, life and safety systems. Perform emergency or preventative maintenance repairs off hours as directed on nights and weekends as needed. Understand and operate within the account\'s Computerized Maintenance Management System (CMMS). Comply with all company policies and procedures and perform other duties as assigned. Record readings and adjust as needed to ensure proper operation of equipment. Assist site with emergency situations (e.g., fire alarms, environmental spills, hazardous conditions) and escalate to upper management in a timely manner. Ensure compliance with JLL, OSHA, NFPA and other AHJ standards and requirements. Participate in incident investigations. Maintain a clean and safe workplace. Monitor pricing and work quality of outside contractors. Respond to customer inquiries in a timely and professional manner. Qualifications
High school graduate or equivalent Trade school degree or certificate in mechanical, electrical, or controls disciplines One year minimum of plant building operating experience; data center experience preferred Good writing & communication skills Ability to read HVAC, electrical, plumbing, and architectural drawings Ability to use hand tools, power tools and perform electric, plumbing and carpentry tasks Ability to use Windows-based computers Universal CFC License preferred Physical Work Abilities and Requirements
Frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead Walking across large, campus-like settings Lifting a minimum of 80 lbs Climbing stairs and navigating rooftops to access equipment Using ladders up to 30 ft and working from heights Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs Location
