Responsibilities The Outside Sales Counselor’s primary responsibility is to embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers, utilizing all available tools to demonstrate value, sell, and close homes with an emphasis on exceptional customer service. The Outside Sales Counselor will also serve as the liaison between Realtors and new homebuyers during the building process, coordinating with construction, the Closing Department, and Title Company. Responsibilities include: Achieve sales and customer service goals, along with other objectives set by your Sales Leader. Maintain existing and develop new Realtor relationships to create long-term partnerships and recurring business. Connect unrepresented homebuyers to Realtors and foster ongoing partnerships through the homebuying process. Ensure the community, homes, and surrounding areas are pristine to provide a quality experience for visitors. Continuously improve your sales presentation to maximize effectiveness in converting leads. Use consultative selling techniques to educate customers about the home buying industry and influence their decision. Manage potential customer discovery and follow-up effectively using CRM systems. Engage visitors by demonstrating models, home sites, or showcase homes, scheduling showings via technology as needed. Provide comprehensive community, home site, floor plan, and pricing information. Ask for the sale confidently. Drive traffic to multiple Meritage communities that meet the buyer's needs. Present the Purchase Agreement professionally, explaining all relevant details including payment, taxes, HOA, and amenities. Utilize Salesforce.com for prospecting, ensuring effective and efficient outreach. Complete all buyer paperwork accurately and timely. Assist buyers with scheduling appointments with design studios, mortgage, and title companies. Coordinate with lenders and keep updated on loan statuses to expedite closing. Product Knowledge:

Understand community sizes, future plans, local amenities, and competitive offerings, maintaining an updated competition analysis. Maintain knowledge of local market conditions, real estate laws, trends, and regulations affecting home buying. Conduct market research to stay competitive. Update buyers throughout the construction process and act as the main contact during all phases from initial visit to closing. Ensure customer satisfaction at every step. Secondary responsibilities include: Complete onboarding and training. Promote the company’s image and establish relationships with realtors and mortgage brokers. Attend sales and other relevant meetings. Participate in special projects and perform other duties as assigned. Must be able to work nights, weekends, and most holidays. #LI-NT1 Qualifications

Education: Minimum High School Diploma or equivalent; some college or a Bachelor’s Degree is preferred. Experience: At least 3 years of outside sales experience. Preferably, at least one year in new home sales with a proven success record. Technical Skills: State-specific Real Estate License may be required. Proficiency in Microsoft Office applications. Interpersonal/Communication Skills: Excellent oral and written communication skills and customer service orientation. Strong interpersonal skills to work effectively with diverse personalities. Professional presentation and patience when working with buyers and Realtors. Effective sales skills, including influencing and overcoming objections. Team-oriented with the ability to collaborate across functions. Judgment: High integrity and sound judgment. Self-motivated, proactive, and able to work independently. Mental Abilities: Ability to analyze information, understand buyer concerns, and determine solutions. Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment. Overview
