Responsibilities
The Outside Sales Counselor’s primary responsibility is to embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers, utilizing all available tools to demonstrate value, sell, and close homes with an emphasis on exceptional customer service. The Outside Sales Counselor also serves as the liaison between Realtors and new homebuyers during the building process, working with construction, the Closing Department, and the Title Company.
Responsibilities include:
Achieving sales and customer service goals as determined by your Sales Leader.
Maintaining existing and cultivating new Realtor relationships to create long-term partnerships and recurring business.
Connecting unrepresented homebuyers to Realtors and fostering partnerships throughout the homebuying process.
Managing the community’s appearance to ensure a quality experience for visitors.
Refining personal sales presentations to maximize effectiveness in converting leads.
Using consultative selling techniques to educate customers and influence sales.
Utilizing CRM systems effectively for managing customer discovery and follow-up.
Engaging visitors and scheduling model home showings through available technology.
Providing community, home site, floor plan, and pricing information.
Actively soliciting new and referral business using Salesforce.com.
Completing all buyer paperwork accurately and promptly.
Assisting buyers with scheduling appointments with design studios, mortgage, and title companies.
Communicating with lenders to track loan status and expedite processes.
Maintaining extensive product knowledge, including community details, plans, features, and competitive analysis.
Staying informed on local markets, laws, trends, and regulations related to home buying.
Updating buyers throughout the construction process and ensuring customer satisfaction from initial visit to closing.
Completing onboarding and training, promoting the company’s image, and attending meetings.
Working nights, weekends, and most holidays as required.
Qualifications
Education:
Minimum High School Diploma or equivalent; some college coursework or Bachelor’s Degree preferred. Experience:
3+ years in outside sales; 1+ year in new home sales preferred with a proven success record. Technical Skills:
Valid Real Estate License may be required in some states; proficiency with Microsoft Office applications. Interpersonal Skills:
Strong communication, customer service, professionalism, patience, and sales skills with the ability to influence and close large sales. Judgment and Mental Abilities:
Sound judgment, initiative, organization, and ability to analyze and interpret customer concerns.
