Responsibilities
This role will support communities in Manteca, CA. Minimal travel to our office in Sacramento required.
The Outside Sales Counselor’s primary responsibility is to embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers. The role involves utilizing all available tools to demonstrate value, sell, and close homes with an emphasis on exceptional customer service. The Outside Sales Counselor will also serve as the liaison between Realtors and new homebuyers during the building process, working with construction, the Closing Department, and the Title Company.
Responsibilities:
Achieve sales and customer service goals, and other objectives set by your Sales Leader.
Maintain existing and cultivate new Realtor relationships to create long-term partnerships and recurring business.
Connect unrepresented homebuyers to Realtors and support the homebuying process.
Ensure the overall appearance of communities, homes, and surrounding areas are pristine to provide a quality experience for guests touring our communities and homes.
Create and continually improve your personal sales presentation to maximize effectiveness.
Use insight and consultative selling techniques to educate customers about home buying and influence sales.
Proactively manage and follow up with potential customers using the CRM system.
Engage visitors by demonstrating models, home sites, and showcase homes, scheduling showings through available technology.
Provide pertinent community, home site, floor plan, and pricing information.
Ask for the sale confidently.
Drive traffic to and sell from multiple Meritage communities that meet buyer needs.
Present the Purchase Agreement professionally, explaining payment, taxes, insurance, CC&R, HOA rules, and amenities.
Use Salesforce.com to solicit new and referral business effectively.
Complete all buyer paperwork and internal reports accurately and timely.
Assist buyers with scheduling appointments with design studios, mortgage, and title companies.
Communicate with lenders about customer loans and expedite processing and closing.
Maintain product knowledge, including community size, features, pricing, options, warranties, and construction details.
Stay informed about local markets, real estate laws, trends, regulations, and economic factors.
Shop the competition regularly to understand market offerings and incentives.
Update buyers throughout the construction process and act as their point of contact during all phases.
Ensure customer satisfaction from initial visit to closing.
Complete onboarding and training, and promote the company's image.
Establish and maintain relationships with realtors and mortgage brokers.
Attend sales meetings and perform other duties as assigned.
Must be able to work nights, weekends, and most holidays.
Qualifications
Education:
Minimum High School Diploma or equivalent; some college coursework or Bachelor’s Degree preferred.
Experience:
3+ years of outside sales experience.
Preferably, at least one year in new home sales with a proven success record.
Technical Skills:
State-specific Real Estate License may be required; beneficial in other states.
Proficiency with Microsoft Office applications.
Interpersonal/Communication Skills:
Excellent oral and written communication skills.
Strong customer service and interpersonal skills.
Professional presentation and ability to handle stress and patience with clients and Realtors.
Effective sales and closing skills, with the ability to influence and overcome objections.
Team-oriented with cross-functional collaboration skills.
