Job Summary This Senior Appraiser is responsible for appraising real property to determine just market value for assessment purposes. The role includes conducting field inspections of vacant and improved properties, writing USPAP compliant appraisal reports, verifying sales data, collecting and analyzing large quantities of sale, income, and expense data, and interviewing parties such as contractors, grantors, grantees, and real estate agents.
Responsibilities
Conduct field inspections of commercial, industrial, and improved properties.
Write and submit USPAP compliant appraisal reports.
Collect, analyze, and interpret sale, income, and expense data.
Interview contractors, grantors, grantees, and real estate agents to gather property information.
Maintain accurate documentation and database of appraisal data.
Minimum Requirements
Four years of single-property or mass appraisal experience, including inspecting and valuing commercial or industrial properties.
Experience collecting and analyzing large quantities of sale, income, and expense data.
Proficiency in Microsoft Word and Excel for compiling, interpreting, analyzing, and displaying validation data.
Application of multiple approaches to value and proper appraisal methodology.
Substitutions
College degree in Real Estate or a closely related field can substitute for one year of experience.
Preferences
Florida State‑Certified Real Estate Appraiser, Residential or General.
Registered Trainee Designation.
College degree and partial appraisal training toward becoming a State‑Certified Appraiser.
Professional real estate appraisal designation (e.g., CFE).
Completed formal real estate appraisal education program (e.g., IAAO, AI).
Work experience in mass appraisal.
Special Notes
State‑Certified Residential Appraisers receive a $1,200 annual stipend.
State‑Certified General Appraisers receive a $2,500 annual stipend.
Personal transportation is required to and from work.
Appraisal work requires inspections in various weather conditions.
Appraisal training and education are available within the Program for qualified candidates.
Travel is required.
Outside employment may be allowed for residential appraisals.
Salary $58,963.20 annually
Benefits Health insurance, life insurance, tuition waivers, paid sick and personal leave, 10 paid holidays annually, retirement savings, vision and dental insurance.
