Leasing Manager
— The Leasing Manager oversees all aspects of leasing and marketing at the property. The Leasing Manager works with the Community Manager to set leasing goals and develop a strategic marketing plan to achieve budgeted occupancy. The Leasing Manager leads the leasing team and ensures effective leasing, marketing, and positive resident relations. Essential Duties & Responsibilities
Strategic Leasing Management Regular/daily onsite attendance is required Ensure staff leasing techniques are effective, follow-up procedures are met, leases are signed/documented, and reporting systems are accurate and up to date Audit lease files for adherence to policies and procedures Address resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter) Show, lease, and move in prospective residents Marketing Management Assist in developing the annual marketing plan and budget Implement marketing efforts and outreach, develop campaigns, and assist with design to generate traffic Monitor leasing/renewal progress and provide additional support where needed Plan, prepare, and execute leasing and renewal events as approved by the Community Manager Maintain knowledge of property, competition, and market conditions; complete weekly market survey report Utilize sales and marketing strategies to increase traffic, maintain closing ratios, and achieve occupancy targets Personnel Management Assist the Community Manager with staffing, training, coaching, and development of on-site staff Ensure staff effectiveness through ongoing training and guidance in accordance with Asset training benchmarks Promote harmony and quality performance through leadership Ensure policy compliance and consistency with company procedures Administrative Management Maintain excellent customer service and monitor service request responsiveness of maintenance staff Maintain property appearance and ensure timely repairs; conduct regular property inspections Assist with supervision of all business functions related to operations Plan for and utilize property resources, equipment, and supplies efficiently Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly required to stay in a position for extended periods, communicate with others, and perform repetitive motions Required to move about the property, operate vehicles or equipment, and perform inspections May work overtime, weekends, or night hours as needed; may be exposed to varying temperatures and outdoor conditions Salary Range : $10 per hour to $12 per hour Seniority level
