Full-time opportunity to manage a regional portfolio of Dollar Tree stores, focusing on leasehold administration, negotiations, and capital improvements in coordination with Construction, Facilities, Finance, Legal, and Operations. Responsibilities

Represent DT’s interest in disputes with landlords and coordinate with necessary parties to resolve and/or escalate them. Coordinate with Construction and/or Facilities to obtain required concessions, including terms and concessions to complete capital improvements or maintenance and repairs to individual stores. Monitor the leasehold status and serve as the main point of contact for landlords in all lease-related matters for a regional portfolio. Research and analyze store performance and recommend to a committee a course of action for lease renewal options and extensions by internal deadlines. Negotiate lease amendments, buy-outs, and early terminations with landlords or landlord representatives to extend or renew leases based on approved deal terms. Prepare and present store closing recommendations to an executive committee. Negotiate with landlords and developers to resolve rent commencement disputes, co-tenancy and use restriction violations, and other leaseholds issues. Oversee the resolution of leasehold violations or potential leasehold violations to closure. Seek opportunities to provide cost savings by leveraging the company’s portfolio of over 9,000 stores. Develop and maintain relationships with landlords and retail real estate representatives. Collaborate with Construction, Facilities, Finance, Legal, and Operations on capital improvement projects and new business initiatives. Represent Dollar Tree at real estate trade shows regionally and nationally. Qualifications

Minimum of 5 years of commercial retail real estate experience and/or knowledge of real estate law and transactions. Ability to execute in a fast-paced environment with time-critical deadlines; strong time management skills are essential. Experience negotiating leases. Proficiency with Microsoft Office and GIS; familiarity with other CRE programs preferred. Knowledge of a variety of retail markets throughout the country. Strong attention to detail and excellent organizational skills, with the ability to multi-task. Travel is required, approximately 2-4 trips annually. College degree preferred. Job Details
