Building Systems Maintenance has three levels of Building System Technicians, determined by knowledge, skills, abilities, and applicable licensure.
Building Systems Technician I, II, and III : Review, clean, and perform preventative maintenance of all mechanical equipment and spaces to identify and repair potential problems. Maintain and repair general HVAC, plumbing, electrical, lighting, and structural equipment and components to manufacturers’ recommendations. Assist trade-based or licensed technicians to complete tasks. Maintain a clean workspace for efficiency and safety, assist with campus projects and emergencies, complete work orders, and use an electronic timekeeping system daily.
Building Systems Technician II : In addition to the duties above, work more independently and handle more complex tasks. Replace bearings and seals on centrifugal pumps, change bearings on fans, motors, and pump shafts under supervision, learn and use equipment management controls (EMCS) to operate HVAC systems, and coordinate with outside vendors and manufacturers for repairs and replacements.
Building Systems Technician III : In addition to the duties above, use EMCS to trend data, reset maintenance meters, generate activity and outage notifications, train and mentor staff and students, and support leadership and departmental goals.
All levels are assigned to a rotating on-call schedule; urgent situations may require after-hours work.
Minimum Required Qualifications
Building Systems Technician I, II and III : High school diploma or equivalent. Able to lift 60 lbs. Able to work from a ladder or aerial equipment. Available by cell phone for campus emergencies and on-call rotations on weekends and after-hours. Valid driver’s license and eligibility to drive per University requirements.
Building Systems Technician I : Ability to comprehend and follow written and verbal instructions. Good communication, time management, and organizational skills. Familiar with operating tools and machinery.
Building Systems Technician II : In addition to the above, minimum of 2 years of general maintenance/building maintenance experience or equivalent. Strong analytical thinking, communication, and attention to detail. Knowledge of building and construction principles and operation of various tools and machinery. Basic computer skills. Knowledge of trade codes and procedures.
Building Systems Technician III : In addition to the above, minimum of 4 years of related experience. Proficient in general maintenance and repair of electrical, HVAC, structural, and/or plumbing systems. Strong analytical thinking, communication, documentation, and multi-project management skills.
Preferred Qualifications
Building Systems Technician I, II and III : Associate’s degree in building trades, apprenticeship experience, or equivalent. Licenses or certifications (e.g., plumber, electrician, HVAC, refrigeration). Familiar with CMMS/EMCS. Proficient with Microsoft Office. Knowledge of building, electrical, and fire codes.
Building Systems Technician I : Experience in building trades such as construction/renovation, painting, carpentry, flooring, plumbing, electrical, HVAC, or related code interpretation.
Building Systems Technician II : Experience with building code review/compliance and EMCS/CMMS; completion of UNL and BSM training; knowledge of building, electrical, and fire codes.
Building Systems Technician III : Proficient in using EMCS for preventative maintenance and CMMS use.
