Description of Work
Building Systems Maintenance has three levels of Building System Technicians, with level determined by knowledge, skills, abilities, and licensure. All Building Systems Technicians periodically review, clean, and perform preventative maintenance of mechanical equipment and spaces to identify and repair potential problems; maintain and repair general HVAC, plumbing, electrical, lighting, and structural components to manufacturers’ recommendations; assist trade-based or licensed technicians; maintain a clean workspace; assist with campus projects, irregular maintenance activities, and emergencies; complete work orders; and utilize an electronic timekeeping system daily. Building Systems Technician II:
In addition to Technician I duties, will work more independently and handle more complex tasks; replace bearings and seals on centrifugal pumps; change bearings on fans, motors, and pump shafts under supervision; learn EMCS to start/stop/monitor HVAC systems; coordinate with outside vendors and manufacturers for repairs and replacements. Building Systems Technician III:
In addition to the above, will use EMCS to trend data, reset maintenance meters, generate activity/outage notifications, train/mentor/verify work of others, support departmental leadership and goals, and contribute to a positive work environment; may supervise on-call staff and participate in professional development opportunities. All levels may be assigned to a rotating on-call schedule; after-hours work may be required in emergencies. Minimum Required Qualifications
Building Systems Technician I, II and III:
High school diploma or equivalent; able to lift 60 lbs; able to work from a ladder or aerial equipment; available by cell phone for emergencies and on-call rotations; valid driver’s license and driver eligibility. Building Systems Technician I:
Ability to comprehend and follow written and verbal instructions; strong thinking, communication, and organizational skills; familiarity with tools and machinery. Building Systems Technician II:
At least 2 years of prior work in general/building maintenance; strong analytical and communication skills; knowledge of building principles; basic computer skills; familiarity with EMCS/CMMS and required codes. Building Systems Technician III:
At least 4 years of prior work in maintenance; proficient in electrical/HVAC/structural/plumbing maintenance; strong analytical and communication skills; strong documentation and project-management abilities.
Preferred Qualifications
All levels:
Associate’s degree or apprenticeship experience; trade licenses (plumber, electrician, HVAC, refrigeration); CMMS/EMCS proficiency; Microsoft Office familiarity; knowledge of building, electrical, and fire codes. Building Systems Technician I:
Experience in residential/commercial construction or renovation; carpentry, painting, flooring, plumbing, electrical, HVAC experience; ability to interpret building codes. Building Systems Technician II:
Experience with building code review/compliance; EMCS/CMMS proficiency; completion of UNL/BSM trainings; knowledge of operational building, electrical, and fire codes. Building Systems Technician III:
Proficiency using EMCS for maintenance and CMMS; project management experience.
