Leasing Manager
is responsible for overseeing all aspects of leasing and marketing at the property. The Leasing Manager works closely with the Community Manager to set leasing goals and develop a strategic marketing plan to achieve budgeted occupancy. The Leasing Manager leads the leasing team and drives effective leasing, marketing, and positive resident relations. Essential Duties & Responsibilities
Strategic Leasing Management Regular/daily onsite attendance is required Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures are met, signing/documentation of leases, and reporting systems are accurate and up to date Audit all lease files to ensure adherence to policies and procedures Address resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter) Effectively show, lease, and move in prospective residents Marketing Management Assist in developing the annual marketing plan and marketing budget Implement marketing efforts and outreach, develop campaigns and assist with design to generate traffic Monitor leasing/renewal progress and provide additional support where needed Plan, prepare, and implement all leasing and renewal events as approved by the Community Manager Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey report Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy Personnel Management Assist the Community Manager in screening, hiring, training, coaching, and developing on-site staff Support ongoing training, coaching, and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance of staff through leadership Ensure staff compliance with Company policies and procedures Administrative Management Maintain excellent customer service and monitor service request turnaround and responsiveness of maintenance staff Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours Supervise business functions related to operations Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage contractors, resolve service issues) Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly remain in a stationary position, may stand or sit for extended periods, communicate with others, and perform repetitive motions Ascend/descend ladders, stairs, and other access points; move between worksites; operate vehicles or equipment as needed Occasionally move to different environments, work in various conditions, and lift/move objects up to 25 lbs; may require overtime, weekends, or night hours for emergencies At Asset Living, compensation decisions consider factors such as skill set, background, training, and certifications. The offer reflects the specific candidate’s experience for the role and includes a comprehensive total rewards package with medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, commissions and performance bonuses where applicable, and paid sick days and company holidays for full-time employees.
