Job Summary and Scope of Responsibility:

Request, document and track environmental reports, residential, commercial and agricultural purpose real estate appraisals, flood insurance requirements, and monitor regulatory compliance. Essential Duties & Responsibilities:

With or without reasonable accommodation must be able to perform all essential job functions as described below. Review residential appraisal and environmental requests from loan officers. Ensure all required documentation is included. Request missing items. Review Flood Determination Requests, ensure request complies with FDIC and FEMA regulations and determine if property is in flood zone. Request coverage calculation if flood insurance is required and notify the loan Officer. Contact borrower or insurance company to request proof of coverage. Follow-up to ensure coverage certificate is received. Assemble residential property detail/documents for appraisal/bank evaluation bids. Draft and send bids to appraisers. Track bid responses and draft engagement letters for selected appraiser. Track, analyze and ensure all appraisals and bank evaluations are completed on schedule and according to policy. Review appraisals for correct Assessor Parcel Numbers and Flood Zones prior to third party Uniform Standards of Professional Appraisal Practice (USPAP) review. Coordinate and monitor the status of third-party appraisal reviews (USPAP Certificates). Send appraisal to borrower. Ensure that appraisals fees are collected from borrowers, as applicable. Send all appraisals, reviews, revisions and certifications to be scanned into system. Establish and maintain separate flood insurance files and ensure core system is updated with ticklers. Assist in completing annual review of existing property collateral loans to determine status of required flood insurance. Review commercial appraisal and environmental requests from loan officers. Ensure all required documentation is included. Request missing items. Assemble commercial property detail/documents for appraisal/bank evaluation bids. Draft and send bids to appraisers. Track bid responses and draft engagement letters for selected appraiser. Track, analyze and ensure all appraisals and bank evaluations are completed on schedule and according to policy. Conduct periodic review of existing property collateral loans to determine status of required flood insurance and environmental risk. Implement forced place insurance, as needed. Assist in evaluating non-complex environmental reports and determining the risk to potential and existing collateral. Minimum Qualifications to Perform Essential Functions Knowledge, Skills and Abilities: Basic knowledge of real estate or commercial loan processes and terminology. Knowledge of real estate loan documentation and property/contents insurance requirements. Knowledge and possession of current contacts within the local real estate broker market. Knowledge of applicable federal/state banking regulations, including FEMA and FDIC flood insurance regulations. Aptitude for detail and organization. Ability to accommodate the flexible schedule requirements of appraisers, brokers and property owners. Professional demeanor and speaking skills. Effective business writing skills. Computer proficiency, including internet browsers and Microsoft Office Suite products. Ability to perform essential job functions under general supervision. Experience and/or Education: One year of experience reviewing residential real estate appraisals, preferred. Licensed to access Multiple Listing Service (real estate or appraisal license), preferred. Travel/Physical Demands: Ability to travel to client and business event locations (driving requires continuous possession of a valid driver’s license and the minimum level of auto insurance).
