HVAC Certified Lead Maintenance Technician – $30/hr
Compensation: $30/hour + performance bonuses
Location: 6200 Gulfton Dr, Houston, TX 77081 (Southwest Houston)

Position Overview We are seeking a skilled HVAC Certified Lead Maintenance Technician to oversee the maintenance operations at one of our Houston communities. This role requires technical expertise, leadership skills, and a strong customer service mindset. The Lead Maintenance Technician works closely with the Service Manager to ensure the property is safe, well-maintained, and operating at the highest standard.
Key Responsibilities
Ensure all service requests and work orders are completed accurately and within required timeframes
Preventative maintenance of HVAC equipment onsite
Diagnose and repair major appliances, plumbing, electrical, carpentry, and HVAC systems
Assist the Property Manager with inventory control and parts/supplies management
Overseeing maintenance staff and motivating team performance
Preventive maintenance scheduling and execution
Budget adherence and cost-control measures
Hazard communication and safety compliance
Maintain superior customer service by responding promptly and professionally to resident needs
Inspect grounds, buildings, and community features to minimize liability and safety risks
Support make-ready/turnkey operations and ensure strong curb appeal at all times
Participate in ongoing technical training to stay current with industry standards
Perform other duties as assigned by the Property Manager or leadership
Diagnose and fix issues with central boilers at the Property
On-call availability for emergency maintenance is required
Qualifications
3+ years of experience as a Lead Maintenance Technician at a multifamily property
HVAC Certified & EPA License (required)
Strong plumbing expertise; intermediate electrical and carpentry skills (no license required)
Experience working with rooftop AC units
Proven leadership experience overseeing maintenance staff, ticket runners, and vendors
Bilingual (English/Spanish)
Proven experience completing 10–12 work orders daily (based on complexity)
Basic computer skills
Valid driver’s license and current auto insurance
